5-story, mixed-use building with luxury condos planned on vacant ground in West Des Moines; Albaugh behind the project

A five-story, mixed-use building is planned on about 3 acres located on the northwest corner of South 60th Street and Stagecoach Drive in West Des Moines. A mixed-use project that will include retail, restaurant and office space and owner-occupied condominiums is planned on one of the few remaining vacant parcels between Interstate Highway 35 and Jordan Creek Town Center in West Des Moines.

Dennis and Susan Albaugh acquired the nearly 3-acre parcel in 2018 (see map), Dallas County real estate records show. A house on the property has been razed, a West Des Moines city official said.

Dennis Albaugh is the founder and chairman of Albaugh Inc., an agricultural chemical company located in Ankeny. He also owns DRA Properties LC, which, among other things, is developing Prairie Trail, a 1,031-acre planned community in Ankeny.

The five-story Jordan Creek Tower project is planned at 575 S. 60th St., about 2 miles southeast of Jordan Creek Town Center. The vacant parcel is in an area filled with restaurants, retail and big box stores as well as offices and apartments.

The project is expected to include 110,207 gross square feet, including 11,687 gross square feet of retail and restaurant space, 26,837 gross square feet of office space and 37,216 gross square 
feet of residential space, according to a spokeswoman for DRA Properties. Condominium owners will also have access to underground parking, gathering spaces and a rooftop patio.

Site work is expected to begin in March 2022. Construction is expected to take up to 17 months.

DRA Properties is the project’s master developer, and Keen Project Solutions is the general contractor. The building was designed by Clark Snyder of Simonson & Associates, according to the DRA spokeswoman.
