NOTABLE TRANSACTIONS: Canoyer Garden Center expanding Des Moines-area operations

Canoyer Garden Center, with retail stores in Grimes and Ankeny, is expanding its Central Iowa operations with a new greenhouse and warehouse planned on 4.5 acres at 4169 109th St. in Urbandale, city records show. (See map below.)

Canoyer Grimes LLC, managed by Kyle Canoyer, paid Dallas County Partners $510,757 for the property in a transaction that was recorded May 4, Polk County real estate records show. In April, Canoyer Grimes took out a $4.5 million mortgage on the property through South Story Bank & Trust.

Dallas County Partners is managed by R&R Realty Group.

The Urbandale Planning and Zoning Commission and City Council have approved site plans for the proposed project, according to city officials. The council’s approval is contingent on several conditions that are still being worked out between city staff and the engineering firm preparing the site plans, according to the officials.

Plans include construction of a 78,000-square-foot facility, nearly 90% of which will be devoted to greenhouse space that will be built with transparent durable materials, according to city documents.

The facility is for growing plants that will be sold at the company’s retail centers, according to Canoyer. The greenhouse will allow the company to “grow 95%-plus of all of the products we sell,” he wrote in an email.

Construction of facility is expected to be completed in October, according to Canoyer.

A Salt Lake City auto dealership has purchased two properties in Clive, records show. Garff Properties-Clive LLC paid Linda Holmes Trust $5.69 million for property at 11344 Hickman Road and 2159 N.W. 114th St. The Northwest 114th Street property, valued at $727,700, includes 1.4 acres and an auto sales showroom occupied by Stew Hansen Hyundai Used Cars. The 5,872-square-foot showroom was built in 1988. The Hickman Road property includes 4.4 acres and a 21,186-square-foot sales showroom constructed in 1987. Stew Hansen Hyundai is located on the site. The property is valued at $3 million. The transaction was recorded May 5.

 a group based in Olathe, Kan., paid NHI REIT of Bickford LLC $13.48 million for property at 5050 Hawthorne Drive in West Des Moines, records show. The property includes a 49-unit senior housing facility called Bickford Senior Living. The facility was constructed in 1998. The property is valued at $2.95 million. The transaction was recorded May 7.

DLV Properties LLC, based in Pleasant Hill, paid Fastenal Co. $750,000 for property at 3120 Delaware Ave. in Des Moines, records show. The property includes a 14,400-square-foot warehouse built in 1969. The property is valued at $575,000. The transaction was recorded May 3.

10200 Hickman Group LLC, based in Clive, paid 10200 Hickman LC $2.5 million for property at 10200 Hickman Court in Clive, records show. The property includes a 28,925-square-foot warehouse with retail space constructed in 1978. Flooring America is listed as the building’s occupant. The property is valued at $2.3 million. The transaction was recorded May 3.

Thomas (T.J.) Otzelberger and Allison Lacey paid Jason and Vanesa Whitinger $1.1 million for property at 2713 N.E. Seneca Drive in Ankeny, records show. Otzelberger was hired in March to replace Steve Prohm as the head men’s basketball coach at Iowa State University, where he was previously an assistant coach and where Lacey was a three-time All-Big 12 pick for the Cyclones’ women’s team before playing in the WNBA. The property includes a two-story, 4,859-square-foot house constructed in 2004. The transaction was recorded May 3.
