Ryan Cos. US Inc. and its real estate management and building services team will manage Capital Square, the mega-office building in downtown Des Moines that was among the city’s first efforts at urban renewal in the early 1980s. Colorado-based Real Capital Solutions paid $30.2 million for the eight-story, 486,755-square-foot structure in June 2017. The property has struggled in recent years to hold tenants. Occupancy currently stands at 65 percent, according to a release from Ryan. The company said it plans improvements to the first and second floors and is seeking office and retail tenants. Real Capital Properties bought Capital Square from its original developer and owner, Draper and Kramer Inc. of Chicago.
