NOTABLE TRANSACTIONS: Des Moines apartment complex sold to North Dakota group

A real estate investment trust based in Fargo, N.D. has purchased a Des Moines apartment complex for $36 million, Polk County real estate records show. 

Jackson Crossing, a 244-unit complex at 100 Jackson Ave., (pictured) was purchased by Dakota UPREIT Limited Partnership. The complex, developed in 2016, had been owned by local developers Jake Christensen, Jim Cownie and Paul Hayes, real estate records show.

The property is valued at $33.9 million.

The transaction was recorded Sept. 1.

An investment group paid MED Office I LLC $3 million for property at 12119 Stratford Drive in Clive, records show. The property includes a 16,012-square-foot office building constructed in 2000. The investment group includes Murphy Commercial Properties LLC, based in Johnston, (40% interest); Wave Capital LLC, based in Clive, (25% interest); ATI Capital LLC, based in Ankeny, (25% interest); Leo Investments LLC, based in Ankeny, (5% interest); and T. Leo Capital LLC, based in Ankeny (5% interest). The property is valued at $1.9 million. The transaction was recorded Aug. 30.

Jefferson, Iowa-based Home State Bank paid Kimberley Development Corp. $850,000 for property at 101 E. Bridge Road in Polk City, records show. The property includes 2.2 acres of undeveloped ground. The transaction was recorded Aug. 31.

Glacier Properties LC, located in Clive, paid Bonan Properties LLC $1.6 million for property at 2170 N.W. 82nd St. in Clive, records show. The property includes a three-story apartment building with 2 units. The property is valued at $1.45 million. The transaction was recorded Sept. 1.

Todd Rueter paid Gregory Hatch $1.5 million for property at 3430 111th St. and 3288 111th St., both in Urbandale, records show. The property at 3430 111th St. includes a 1,552-square-foot house and detached, three-vehicle garage. The property at 3288 111th St. includes 18 acres and a 1,758-square-foot house constructed in 1955. The house is listed in poor condition, according to the assessor’s website. The transaction was recorded Sept. 1.

G Family LLC, located in North Liberty, paid Temple Holdings LP $1.17 million for property at 3821 100th St. in Urbandale, records show. The property includes an 11,900-square-foot retail and office building constructed in 1985. The property is valued at $880,000. The transaction was recorded Sept. 1.

Melissa and Nicholas Stork paid the Stephanie Vittetoe Revocable Trust $1.3 million for property at 12448 N.W. Sheldahl Drive in Polk City, records show. The 10-acre parcel includes a 3,087-square-foot house built in 1990. The transaction was recorded Sept. 2.

The Anna Marie Bratney 2004 Revocable Trust paid Kendra and Nicholas Chilcoat $1.25 million for property at 13398 Lake Shore Drive in Clive, records show. The property includes a 2,872 square foot house constructed in 1995. The transaction was recorded Sept. 2.

Jonathan and Rachel Preisser paid Robert and Cynthia Lidgett $1.2 million for property at 50 37th St. in Des Moines, records show. The property includes a 3,642-square-foot house constructed in 1912. The transaction was recorded Sept. 2.

Ankeny Acres LLC, located in Mankato, Minn., bought apartments in Ankeny, records show.
The group paid Linden Residence II Housing Cooperative Association $1 million for property at 214 N.W. Chapel Drive in Ankeny and it paid Linden Residence I Housing Cooperative Association $2 million for property at 201 S.W. Linden St., also in Ankeny. The properties include one-story multifamily structures with a total of 48 units. The transaction was recorded Sept. 2.

Hope K Farms LLC, located in West Des Moines, paid DRA Properties LC $1.43 million for 71 acres of farm ground east of Northeast Berwick Drive between Northeast 78th and Northeast 70th avenues in Polk County, records show. The transaction was recorded Sept. 3.

DRA Properties LC, located in Ankeny, paid Hope Farms LLC $1.38 million for property at 3694 N.E. 118th Ave. in Elkhart, records show. The property includes 77 acres of farm ground. The transaction was recorded Sept. 3.

Summit Real Estate Holdings LLC, located in Waukee, paid Happe Construction Service LLC $1.6 million for eight townhomes at 2704, 2708, 2712 and 2716 N.W. 19th Lane in Ankeny and at 2713, 2717, 2721, 2725 N.W. Kate Shelley Lane, also in Ankeny. The transaction was recorded Sept. 3.

Fareway buys land in West Des Moines

Boone-based grocer Fareway Inc. purchased nearly 6 acres (see map) of vacant ground south of Mills Civic Parkway and East of South 91st Street in West Des Moines, Dallas County real estate records show. Fareway paid Long Dirt Investments LLC, located in Clive, $1.35 million for the property. A company spokesperson said a 21,000-square-foot store is planned on the site and construction is expected to begin in spring 2022. The transaction was recorded Sept. 2.

Sequoia LLC, based in Denver, Colo., paid Hills Residential Housing Cooperative $2.2 million for property at 1404 Greene St. in Adel, records show. The property includes three, three-story apartments buildings with detached garages. The complex, built in 1993, includes 36 apartment units. The property is valued at $672,570. The transaction was recorded Sept. 1.

Poe Ames LLC, located in Dakota Dunes, S.D., paid Gail and Larry Smith, Kelly and Brian VanCompernolle, and Kerry and David Ahlfinger $1.75 million for 128 acres east of Panora in Dallas County, records show. The land, all agricultural, is located north of Iowa Highway 44 and west of D Avenue.

MD Properties LLC,
 located in Mount Vernon, Iowa, paid Jordan Creek Executive Car Wash LLC $1.68 million for property located at 6604 Coachlight Drive in West Des Moines, records show. The property includes a 4,188-square-foot drive-thru auto/truck wash that was built in 2006. The property is valued at $1.1 million. The transaction was recorded Sept. 9.
