What development projects are planned in the Des Moines area? Here’s a snapshot

The following is a snapshot of development projects occurring in the Des Moines area. The projects, broken down by city, include both new developments and updates or expansions to existing facilities.

Clive
• A new car wash is planned at 11410 Forest Ave. in Clive. A building that previously housed an Applebee’s restaurant will be demolished. Tidal Wave Auto Spa will include a wash tunnel located in a 960-square-foot building. Vehicles will be moved through the tunnel on a conveyor belt to various cleaning stations, site plans show. The project’s site plan was been approved by the Planning and Zoning Commission and the City Council.

• Stew Hansen Hyundai auto dealership is expanding its facility at 11344 Hickman Road in Clive. The dealership, owned by Ken Garff Auto Group in Salt Lake City, Utah, is planning a 2,000-square-foot addition to the front entrance of its facility and a 6,500-square-foot addition to the rear of its building, according to city documents. The addition to the back of the building will provide additional space for the vehicle service area. In addition, a vehicle inventory lot is planned at 2085 N.W. 114th St. The dealership acquired the property earlier this year. A second phase of a mini-storage development had been planned on the parcel. However, those plans have been scrapped. The dealership plans to have 107 spaces for vehicles. The projects’ site plans have been approved by the Planning and Zoning Commission and the City Council.

Grimes
• A 2,541-square-foot B-Bop’s fast-food restaurant is planned on the northwest corner of Northeast Gateway Drive and Northeast Second Court in Grimes. The restaurant will include a drive-thru lane and an outdoor patio for guests. The project’s site plan was approved by the City Council in August.

• A 12,100-square-foot flex warehouse and office building is planned at 1505 S.E. 25th St. in Grimes. The property is owned by Noyce Properties LLC, based in West Des Moines. Half of the building will be occupied by a new Crossfit 515; the remainder of the building will be office and warehouse space, according to city documents. The site plan for project has been approved by the council.

Ankeny
• A 1,160-square-foot facility for Hy-Vee Aisles Online is planned at 410 N. Ankeny Blvd. The building would be just north of an existing Hy-Vee grocery store. The new facility would include a 970-square-foot canopy and four drive-thru lanes. The building’s exterior will primarily consist of brick, glass and metal, according to city documents. “Hy-Vee anticipates a steady increase in online orders in the coming years, they are requesting approval to install a permanent kiosk addition and drive-through with a canopy for pick-up service in their parking lot,” Rachel Harris of LT Leon Associates Inc. wrote to the Ankeny Plan and Zoning Commission, which recently approved the site plan.

 A 9,845-square-foot, two-story office building (pictured) is planned on 1.3 acres at 3607 N.E. Otterview Circle in Ankeny. The site is west of Interstate Highway 35. The building would be primarily constructed of brick, glass and panel siding, according to city documents. The site has been owned by Ankeny-based JNM Development Holdings LC since 2016. The commission approved the site plan for the project.
