Waukee Crossing LLC paid Philip Broderick and Charlotte Broderick $1.8 million on Jan. 20 for about 10 acres at Hickman Road and Warrior Lane in Waukee, Dallas County real estate transactions show. The five lots included in the sale are zoned commercial. The registered agent for Waukee Crossing in Michael D. Pierson who operates Pierson Development in Burlington.

Hurd Riverview LLC paid Midwest One Bank $3 million on Jan. 28 for 26.5 acres at South 88th Street and Coachlight Drive in West Des Moines, records show. The parcel is just southwest of Huston Cemetery, a historic Dallas County burial site commonly called “the cemetery in the middle of the road.” West Des Moines is widening Mills Civic Parkway, located just north of the parcel bought by the limited liability company whose sole member and manager is Hurd Realty Co. In addition, South 88th Street is being widened north and south of the intersection. When the project is completed, Huston Cemetery will no longer be in the middle of the road but on the southwest intersection. The land bought by Hurd Riverview was valued in 2019 at $40,200, records show.

Arzoumanian Family Trust paid Lagniappe Investments LLC $2.45 million on Jan. 15 for property at 3410 Eighth St. S.W. in Altoona, Polk County real estate transaction records show. The property includes 1.28 acres and a 4,772-square-foot building in which Village Inn Restaurant is located. The Arzoumanian Family Trust is located in South Pasadena, Calif. The building was constructed in 2005. The property in 2019 was valued at $1.39 million.

Genesis Homes Inc. based in Waukee paid Deer Creek Ankeny Inc. $1 million for 21 residential lots in a new Ankeny development located north of Northeast 94th Street and east of Northeast Four Mile Drive, records show. The 720-acre Deer Creek residential development includes plans for a future elementary school.

Signature Ernst Land Development LLC of Sioux Falls, S.D. paid Adventure Lands of America Inc. $1.9 million on Jan. 27 for nearly 30 acres at 1521 Adventureland Drive in Altoona, records show. The undeveloped land, zoned for commercial and multifamily residential, was valued at $17,480 in 2019.

Pah Family Limited Partnership, located in Bettendorf, paid Penta Partners LLC $6.57 million on Jan. 30 for property at 3001 S.E. Convenience Blvd. in Ankeny, records show. The property includes 5.6 acres and a 65,250-square-foot office/warehouse built in 2004. Penta Partners, based in West Des Moines, bought the property in 2015. The property in 2019 was valued at $4.6 million.

Lutheran Church of Hope, based in West Des Moines, paid First Christian Church Disciples of Christ $2 million on Jan. 31 for property at 2500 University Ave. and 1134 25th St., records show. The church (pictured), built in 1889, includes nearly 64,000 square feet. The tax exempt property in 2019 was valued at $5.93 million.
