Proposed developments in Clive receive council approval

Three proposed projects in Clive received approvals from the Ctiy Council on Feb. 10, allowing the developments to move forward. Specifically, the council approved:

• The site plan for a 24,000-square-foot Fareway grocery store planned on 3.7 acres at 161st Street and Hickman Road. Fareway has agreed to pay 25% of the cost of installing traffic signals at the intersection. Fareway also agreed to pay for median improvements on Hickman Road. The Boone-based grocer purchased the property in July, paying nearly $1.8 million for the 8-acre parcel, which has since been subdivided.

• The site plan for an 11,350-square-foot restaurant at 12801 University Ave. The property, which previously was occupied by Granite City Food & Brewery, is being redeveloped. A new building on the 2-acre site will be occupied by Cooper’s Hawk Winery and Restaurant, a national chain headquartered in Chicago.

• The final reading of a proposed ordinance that would change the zoning of property at 11428 Forest Ave. to allow multifamily rental housing. Developers Tina Smothers and Jason Grove said they have a contract to purchase the 3.5-acre parcel on which a 112-unit extended-stay hotel is located. The units are spread over 14 buildings and each unit has its own entrance from the outside. The developers plan to convert the units to multifamily housing. Monthly rental rates would start at about $800.
