NOTABLE TRANSACTIONS: Land purchased in Ankeny for new sports complex

Land has been purchased in Ankeny that will be home to Prairie Trail Sports Complex, that when completed, will include more than 96,800 square feet of indoor athletic space spread over three buildings.

Fieldhouse at Prairie Trail Sports Complex LLC, based in Ankeny, paid DRA Properties LC $675,758 for property at 2250 S.W. Vintage Parkway in Ankeny, Polk County real estate records show. The property includes 3.2 acres of undeveloped land.

The project’s first phase, the Fieldhouse (pictured), is a 33,000-square-foot facility currently under construction. Construction is expected to be completed by October. The building will include four basketball courts, four volleyball courts, three batting cages and 12 pickleball courts.

“We’re seeing buildings designed around user experience,” said Karl Chambers, CEO and president of Imprint Architects, the project’s architects. “There’s just this really big trend now that people are investing a lot of money in their kids entertainment and sports. [Prairie Trail Sports Complex] is just gonna be one piece of that in Central Iowa.”

The developer of the project is David Lane of Ankeny.

DR Horton Iowa LLC, which has offices in Altoona, paid Stubbs Development Inc. $1.26 million for 16 residential lots along Southwick Place in Johnston, records show. The addresses of the lots range from 10308 to 10431 Southwick Place. The street is east of Northwest 106th Street. The transaction was recorded April 18.

Kwik Trip Inc., based in La Crosse, Wisc., paid I-80 Business Park LLC $2.63 million for about 7 acres north of Interstate Highway 80 along Hubbell Avenue in Altoona, records show. The convenience store chain plans on building a 12,650-square-foot Kwik Star convenience store and truck stop on the northeast corner of 20th Street Northwest and Hubbell Avenue, according to minutes from an October Altoona City Council meeting. The transaction was recorded April 19.

Dizdarway LLC, located in Urbandale, paid LMO Investments LLC $2.25 million for property at 5554 and 5582 N.E. 14th St. in Des Moines, records show. The 1.3-acre parcel at 5554 N.E. 14th St. includes a 9,040-square-foot office and warehouse built in 1972. The property is valued at $765,000. The undeveloped 8-acre parcel at 5582 N.E. 14th St. is valued at $425,100. The transaction was recorded April 19.

PRKG 2200 LLC, located in Des Moines, paid the Schmm Corp. Inc. $1.49 million for about 14 acres at Northeast 27th Avenue and Northeast 88th Street in Beaver Township in northeast Polk County, records show. The property is undeveloped. The transaction was recorded April 20.

CWP West Corp., an entity affiliated with Tucson, Ariz.-based Mister Car Wash, paid 5401 E University Inc. $588,750 for 1.5 acres of undeveloped land at 5450 E. University Ave. in Pleasant Hill, records show. The transaction was recorded April 22.

Also, BV Corporate Properties paid Kum & Go LC $475,000 for property at 3200 S.E. 14th St. in Des Moines. The property includes a convenience store built in1994. Christopher Malloy paid Tercio Lopes and Lauma Dimpere $1.6 million for property at 31600 Silverado Lane in Waukee, Dallas County real estate records show. The property includes a 6,374-square-foot, one-story house built in 1994. The transaction was recorded April 21.

Clayton Properties Group Inc., based in Lee’s Summit, Mo., paid Stratford Crossing LLC $1.1 million for 14 residential lots along Northwest Brandywine Lane in Waukee, records show. The addresses of the lots are from 1311 to 1370 N.W. Brandywine Lane. The transaction was recorded April 22.
