What: Pleasant Hill Commerce Park, one of 30 certified sites in Iowa

Where: 203 developable acres at the intersection of U.S. Highway 65 and Iowa Highway 163

Background and update: Pleasant Hill city officials have been working for nearly two years to obtain “certified site” status for the city’s commerce park. The status is obtained through an Iowa Economic Development Authority program. The designation is a signal to developers that the ground is ready for development, saving many projects a year of planning and design.

Pleasant Hill’s commerce park received the designation in late February. A special ceremony (photo) was held at the site to commemorate the milestone.

“We know it’s a great site, but now it’s on paper, in a format that developers trust and understand,” said Ben Champ, Pleasant Hill’s city manager.

Site certification is one of the fastest-growing trends in the site selection business. By introducing certified sites to the market, Iowa is better able to compete for projects, according to state officials. Iowa has attracted more than $1.14 billion in capital investment to date due to the availability of these development-ready sites.

The Iowa Certified Site Program was launched by the Iowa Economic Development in May 2012 to address the lack of project-ready industrial sites in the state. It is an independent, third-party certification program that uses the nationally recognized site selection firm Quest Site Solutions as the certifying agent.
