NOTABLE TRANSACTIONS: Pleasant Hill property that includes bowling lanes sold for $6.6 million

Bowlero Corp., which operates 326 bowling centers in North America, has acquired Great Escape, a 24-lane bowling center in Pleasant Hill, Polk County real estate records show.

Bowlero, a publicly traded company based in Richmond, Va., paid Dalrich LLC $6.67 million for the property, located at 655 N.E. 56th St. (pictured).

The 3.2-acre parcel includes a 38,172-square-foot building constructed in 2010. In addition to bowling, activities include laser tag, arcade games and a full-service restaurant called Social.

The property is valued at $3.2 million.

The acquisition is the second in Iowa in 2022 by Bowlero Corp. Earlier this year it acquired Thunderbowl in Council Bluffs, according to a news release.

Bowlero Corp.’s brands include Bowlero, Bowlmor Lanes and AMF. In 2019, Bowlero acquired the Professional Bowlers Association, the major league of bowling.

The acquisition of the property in Pleasant Hill was recorded Dec. 8.

Hoop Dreams LLC, based in Ames, paid Kingdom Cares Corp. $3.17 million for property at 6095 and 6165 N.E. Industrial Drive in an industrial park located between Des Moines and Ankeny,  records show. The nearly 3-acre parcel at 6095 N.E. Industrial Drive includes a 30,000-square-foot, one-story warehouse built in 2012. The property is valued at $2.2 million. The 2.5-acre parcel at 6165 N.E. Industrial Drive is semi-developed and valued at $523,000. The transaction was recorded Dec. 5.

An entity located in Omaha paid Premier Credit Union $1.65 million for property at 1450 S.W. Tradition Drive in Ankeny, records show. Premier Credit Union purchased the 2.7-acre undeveloped parcel in January 2022 for $1.7 million. The credit union’s transaction with 1450 SW Tradition Drive Carwash RE LLC was recorded Dec. 5.

DR Horton-Iowa LLC paid Stubbs Development Inc. $2.3 million for 69 residential lots southwest corner of Northeast 102nd Avenue and Northeast 38th Street in Ankeny, records show. The townhouse lots are in the Canyon Landing development. The transaction was recorded Dec. 5.

PRKG 2470 LLC, located in Des Moines, paid the Jean Murrow Revocable Living Trust $2.85 million for 57 acres of farm ground east of Bondurant, records show. The ground is located north of Northeast 70th Avenue and about one-fourth of a mile west of Northeast 96th Street. The transaction was recorded Dec. 5.

BHA LLC, located in Ankeny, paid JGC Holdings LLC $1.65 million for property at 1221 and 1251 Keosauqua Way in Des Moines, records show. The property includes a 6,176-square-foot building that was renovated three years ago. The property is valued at $665,000. The transaction was recorded Dec. 5.

Wenger Properties LLC, located in Pleasant Hill, paid Hayden Holdings LLC just over $2 million for property at 1210 N.W. 18th St. in Ankeny, records show. The property includes a 7,478-square-foot, one-story medical office building constructed in 2008. The property is valued at $1.2 million. The transaction was recorded Dec. 6.

Keven Simmer and Stacey Lyman paid Altoona Crossing Lot 4 LLC $2 million for property at 3580 Eighth St. S.W. in Altoona, records show. The property includes a 5,070-square-foot one-story retail strip center built in 2012. Occupants of the building include Panchero’s and Mattress Firm. The property is valued at $846,000. The transaction was recorded Dec. 6.

Canyon Landing LC, located in Altoona, paid Lemar Koethe $1.39 million for nearly 35 acres of farm ground in Ankeny, records show. The property is located south of Northeast 102nd Avenue and about one-fourth of a mile west of Northeast 38th Street. The transaction was recorded Dec. 7.

Sunnybrook LE LLC, located in Clearwater, Fla., paid Sunnybrook MHC LLC $11.8 million for property at 5975 N.E. Berwick Drive in Delaware Township, records show. The 38-acre parcel includes a mobile home park with an office, warehouse and clubhouse. The park includes 127 pads for mobile or manufactured homes, assessor’s records show. The property is valued at $3.8 million. The transaction was recorded Dec. 7.

DRA Properties LC, located in Ankeny, paid Randall and Rita Korn $1.59 million for 78.5 acres of farm ground located north of Bondurant, records show. The land is located west of Northeast 72nd Street about one-fourth mile south of Northeast 110th Avenue. The transaction was recorded Dec. 7.

Leeds West Property Group LLC, based in Colorado, acquired two properties from MJG Development LLC, records show. The first transaction involves property at 2105 S. Ankeny Blvd. in Ankeny that was acquired for $2.7 million. The 1.1 acres include a 6,900-square-foot building constructed in 2014. A vehicle repair business is located in the building. The property is valued at $1.3 million. The second transaction involves property at 5730 Merle Hay Road in Johnston that was acquired for $1.57 million, records show. The property includes a 5,824-square-foot building constructed in 1992. A vehicle repair business occupies the building. The property is valued at $695,000. Both transactions were recorded Dec. 9.

An entity based in Newport Beach, Calif., has acquired property that includes the Southern Knolls apartment complex, located at 3708 S.E. 14th St. in Des Moines, records show. Measured 3708 SE 14th LLC paid Vareco 3708 SE 14th LLC $8.5 million for the property, which includes six three-story buildings, each with 12 apartment units. The buildings were constructed in 1968 and 1969. The property is valued at $3.15 million. The transaction was recorded Dec. 9.
