Notable transactions: Omaha auto group buys land in WDM for Porsche dealership

The latest real estate transactions include the sale of the former Jethro's BBQ property in Des Moines and land for a Porsche dealership.
An auto group headquartered in Omaha has purchased property in West Des Moines on which a Porsche dealership will be located.
LBP Des Moines LLC, managed by Woodhouse Auto Family, paid Earlham Savings Bank $1.86 million for 2.74 acres at 7301 Lake Drive, Dallas County real estate records show. The property, located north of Interstate Highway 80 and a block east of Jordan Creek Parkway, is undeveloped.
On Feb. 6, the West Des Moines City Council approved a request to remove restrictive covenants on the property. The move allows development of an auto dealership.
The dealership plans to construct a 25,000-square-foot building that would include areas for sales and service.
The transaction was recorded Feb. 9.
Out-of-state group buys former Jethro’s property
Property in Des Moines that previously was home to Jethro’s BBQ has been sold to an out-of-state company, Polk County real estate records show.
Stampede Des Moines RE LLC, based in Chandler, Ariz., paid Clampet Corner LLC $800,000 for the property at 3100 Forest Ave., records show. The 0.63-acre parcel includes a 3,097-square-foot building in which a Jethro’s restaurant was located.
Entrepreneur and restaurant owner Bruce Gerleman manages Clampet Corner LLC. Gerleman was in the process of remodeling the kitchen of his Forest Avenue Jethro’s in late 2021 when he learned about the availability of a downtown property in which to open a restaurant. He told the Business Record last August that he decided to permanently close the Forest Avenue establishment.
Gerleman plans to open a new Jethro’s in a two-story building at 221 Park St.
The Forest Avenue property is valued at $413,000. The transaction was recorded Feb. 8.

Drew and Kaylee Humphrey paid Carolyn and Scott Ivers $1.4 million for property at 9137 N.W. 73rd Circle in Johnston, Polk County real estate records show. The two-story, 3,914-square-foot house was built in 2012. The transaction was recorded Feb. 6.
Chad Smith and Erinn Smith paid IPE1031 REV444 LLC $2.2 million for property at 1861 S.E. Princeton Drive in Grimes, records show. The property includes a 15,750-square-foot neighborhood shopping center built in 2021. The property in 2022 was valued at $933,000. The transaction was recorded Feb. 6.
Cone Capital LLC paid Pleasant Occasion Properties LLC $650,000 for property at 955 N.E. 56t St. in Pleasant Hill, records show. The property includes a 3,273-square-foot building that is home to Over the Top ice cream shop. Christine and Ralph D’Amico, who opened the business in April 2010, sold the business to Daniel and Natalie Hoyos, Christine D’Amico wrote in a recent Facebook post. The property in 2021 was valued at $359,000. The transaction was recorded Feb. 9.
Downing Development WP LLC paid Orville H & Iowa Mack Co. $1.99 million for 157 acres of farm ground at 13333 N.W. 44th St. in Polk City, records show. The transaction was recorded Feb. 9.
Series 14 8128 LLC, based in Lincoln, Neb., paid Heartland Boat RV & Self Storage LLC $2.1 million for property at 1306 Prairie Drive S.W. in Bondurant, records show. The 7-acre parcel includes more than 35,000 square feet of warehouse and storage space. The property is valued at $1.49 million. The transaction was recorded Feb. 10.
