Eychaner is pressing ahead with redevelopment of former industrial site

Real estate developer Rich Eychaner is proceeding with a major redevelopment at Southwest Third Street and Martin Luther King Jr. Parkway in Des Moines, where his 300 MLK building is filling with tenants, a street entrance to the project has been cut along MLK, and work is underway on two other buildings that once made up the three-acre industrial site.
According to a report to the city’s Urban Design Review Board, Eychaner has spent about $13.5 million in land acquisition, site improvements and building and tenant improvements to 300 MLK.
Eychaner anticipates spending nearly $7 million on improvements to a two-story brick building at 320 MLK and a one-story structure at 350 MLK.
Eychaner could decide to demolish the building at 350 MLK. A rehabilitation of the building would include “replacing the north wall with glass, adding galvanized reflective steel elements to the building facade, raising the existing 12-foot ceiling height to 16- or 18-foot clearance, and rebuilding the south and west walls to provide additional structural integrity and additional access points,” according to the report.
