Mid-America Group signs big tenant at Regency West

Midland National Life Insurance Co. found a new home for its West Des Moines-based annuity division.

Sammons Annuity Group, a division of the Sioux Falls, S.D.-based insurer and a member of the Sammons Financial Group, which currently occupies portions of two buildings at Three Fountains Office Park, has leased Mid-America Group’s Regency West 8, a four-story office building at the intersection of 50th Street and Westown Parkway.

“They are going to take the entire building,” confirmed Dean Weitenhagen, principal at Fleetwood Commercial Real Estate Services, the exclusive listing agent for Mid-America Group’s commercial properties.

Ryan Cos. was awarded the contract to remodel the 93,150-square-foot property, and the build-out, designed by SVPA Architects Inc., is under way.

Midland’s project manager, Mark Trost of Trost Development Services LLC, said the company expects move in June. The project costs are still being determined, he said, and no job growth is anticipated.

Brokers Tyler Dingel and Todd Millang of CB Richard Ellis/Hubbell Commercial represented Midland in locating the space.

Weitenhagen said the terms of the 10-year lease were finalized a couple of months ago, noting that the building has been unoccupied since Dec. 31, 2008, when Nationwide Mutual Insurance Co. vacated the premises and relocated to an owner-occupied facility downtown.

“It was literally vacant all of last year,” he said.
