Retirement center takes shape in Indianola

Vintage Hills Retirement Center is taking shape in Indianola, proving that construction will prevail over the weather. Because of that, the project is scheduled to open Sept. 1, meeting the development timeline.
Vintage Hills is the first project for the 160-acre Summercrest Hills mixed-use development along U.S. Highway 65/69 on the north side of Indianola.
Ewing Land Development & Services of Pella is the Vintage Hills developer and manager. The company also manages the Village at Legacy Pointe in Waukee and Vriendschap Village in Pella.
A host of contractors worked through the winter, including a December 2009 blizzard, to bring Vintage Hills in on time.
The center will have 46 assisted-living units and 20 memory-care units. Also included is a “town center” with a bank, post office, general store, barber shop, single-screen movie theater and game room for residents and their families.
Ewing has carved a niche in the retirement center field by charging market rates for its living units. Some retirement community developers create an endowment or establish a buy-in fee for residents.
A second phase of the project could include 45 independent-living units, Ewing officials have said.
Summercrest Hills is planned as a commercial, retail and residential center. The development team includes Indianola-based Downing Construction Inc. and Three-Sixty Group of West Des Moines.
Theisen’s, a family-owned chain of home, farm and auto stores, has said it plans to build a 50,000-square-foot store in 2011 at Summercrest Hills.
Randy Bray, a principal with the Three-Sixty Group, said an announcement is expected soon for another commercial tenant.
The development’s master plan calls for a wide-ranging blend of retail and commercial spaces, technology and office parks, a residential neighborhood, recreational spaces and possibly even a school or higher education facility, interconnected by trails and buffered by green spaces.
Other members of the development team are Snyder & Associates Inc. of Ankeny and William J. Ludwig & Associates Ltd. of Clive.
