Altoona warehouse property sold to out-of-state buyer for $24.9 million

Sealy & Co., a fully integrated commercial real estate investment and operating company based in Shreveport, La., has acquired property in the Altus Commerce Center in Altoona, paying $24.9 million for the land and newly constructed building, Polk County real estate records show.

The nearly 15-acre parcel at 2600 20th Ave. N.W. includes a 265,726-square-foot Class A warehouse and distribution structure developed by VanTrust Real Estate, the property’s seller.

The structure, which is fully occupied, is part of a three-building, 1.1 million-square-foot industrial park whose development began in 2021.

Building A includes 32-foot clear heights, a 135-foot truck court, 26 dock-high doors and two drive-in doors. Building C was recently completed, and Building B is expected to be completed this fall. Both are being marketed by JLL’s Des Moines office.

Sealy & Co. in recent years has stepped up its acquisition of properties in the Midwest. In March, the company acquired a property in Minneapolis that includes a 221,128-square-foot warehouse; in February, it purchased two Class A industrial properties in Memphis; and in December, it acquired property in Kansas City, Mo. that includes a 569,584-square-foot Class A bulk distribution center.

In addition, the company purchased property in Ankeny in June 2022 that incudes a 221,520-square-foot Class A distribution center located in Crosswinds II business park.

The company’s acquisition of the property in Altoona was recorded Aug. 11.

In other transactions:

Three limited liability companies have purchased five units at 5045 Bentley Drive in West Des Moines, records show. Bentley Partners LLC, Bentley Drive LLC and 5045 Bentley LLC, all based in Clive, paid AFM Vista Properties LLC $1.5 million for the properties. The transaction was recorded Aug. 11.

Ernst Capital Group, located in Sioux Falls, S.D., and doing business as TREF Riverwood Apartments LLC paid Riverwood Apartments LC $4.89 million for property at 660 N. Pleasant Hill Blvd. in Pleasant Hill, records show. The property includes an apartment complex developed in 2004. The property is valued at $4.6 million. In a related transaction, TREF Riverwood Apartments LLC paid TSRP 1001 LLC $2.6 million for apartment property at 630 N. Pleasant Hill Blvd. The transactions were recorded Aug. 11.

Cris Conner and Shaundria Thomas-Conner paid MJ Properties LLC just over $1 million for property at 2820 N.W. Cedarwood Drive in Ankeny, records show. The property includes a recently built 3,925-square-foot house. The transaction was recorded Aug. 8.

Iowa Equity Exchange PRKG 2677 LLC, located in West Des Moines, paid John Ferrier $4.2 million for property at 4825 N.W. Irvinedale Drive in Ankeny, records show. The 95-acre parcel includes two houses (one was built in 1966, the other in 1987); two pole barns, garage, steel grain bins and dryers; and a milk house. The transaction was recorded Aug. 8.

Kent and Kimberly Kramer paid Shayne and Gail McGaughy $1 million for property at 8508 N.W. Newgate Drive in Johnston, records show. The property includes a two-story, 3,562-square-foot house built in 2007. The transaction was recorded Aug. 8.

Mark and Denise Sorrentino paid Queck Capital Management LLC $1.1 million for property at 6110 N.E. Briarwood Drive in Ankeny, records show. The property includes a 2,434-square-foot house built in 2022. The transaction was recorded Aug. 11.

The city of West Des Moines paid I2 Tech LLC just over $2 million for property at 2296 Grand Ave., records show. The nearly 20-acre parcel previously was a church campground. An arboretum is planned on the land. The transaction was recorded Aug. 11.  

Dallas County
Travis and Ashley Irvin paid Keys Custom Homes LLC $1.2 million for property at 3940 N.W. 181st St. in Clive, Dallas County real estate records show. The property includes a recently built, 3,600-square-foot house. The transaction was recorded Aug. 11.
