Top deal: $36.4 million | Altoona

Two limited liability companies and a trust acquired property at 2220 20th Ave. N.W. in Altoona. The buyers include I-80 Investors LLC, a Kansas limited liability company; AQEC Glo-Rae LLC, a Missouri limited liability company; and the Kreutzer Trust. The buyers paid Hawkeye Investment Partners I LLC $36.4 million for the property that includes a recently completed 314,940-square-foot warehouse. The parcel includes just over 18 acres. $18.5 million | Ankeny

PAC West Diversified LP, a limited partnership managed by Buzz Oates, located in Sacramento, paid Four Mile Distribution I LLC, managed by Hubbell Realty Co., $18.5 million for the property at 6910 S.E. Four Mile Drive in Ankeny. Construction of the 157,500-square-foot speculative warehouse was completed in mid-2023. The building, now occupied by an Amazon same-day delivery facility, includes 15 bays and 26 dock doors. The property was valued at $12 million in 2024. The transaction was recorded Aug. 2.

$11.1 million | Des Moines

ArcBest Corp., located in Fort Smith, Ark., paid USF Holland $11.1 million for property at 6144 N.E. 22nd St. in Des Moines. The 16-acre parcel includes an 18,320-square-foot transit warehouse built in 1996. USF Holland is a subsidiary of Yellow Corp., which filed for bankruptcy in August 2023. The property, valued at $2.8 million, was acquired during bankruptcy proceedings. The transaction was recorded Jan. 19, 2024.

$9.3 million | Grimes

IPE1031 Rev562 LLC, based in West Des Moines, paid Grimes Real Estate Partners LLC $9.3 million for property at 3000 S.E. Grimes Blvd. in Grimes. The property includes a one-story, 51,000-square-foot flex building constructed in 2005. The property was valued at nearly $4.9 million in 2024. The transaction was recorded Nov. 1.

$8.6 million | Johnston

KBSB Properties LLC, located in Grimes, paid Birchwood Crossing Business Park I LLC $8.6 million for property at 7901 Birchwood Court in Johnston. The 7.6-acre parcel includes a 71,984-square-foot warehouse built in 2019. The property was valued at $6.7 million in 2024. The transaction was recorded April 2, 2024.

$4.8 million | Waukee

Waukee Storage LLC, located in Rochester, Minn., paid MII Crescent Ridge LLC $4.8 million for property at 3319 Ute Ave. in Waukee. The 4.19-acre parcel includes mini-storage units. The property was valued at $2.5 million in 2024. The transaction was recorded May 21, 2024. 

$4.6 million | Dallas Center

Brown’s Shoe Fit Co. paid Peter and Shari Fazio $4.6 million for property at 205 Fairview Drive in Dallas Center. The 6-acre parcel includes 10,890 square feet of office space and 39,014 square feet of warehouse and storage space. The property, valued at $4.9 million in 2024, had been unused since 2019 when Pioneer Hi-Bred vacated it. Brown’s Shoe Fit Co. has relocated its headquarters to Dallas Center from Shenandoah. The transaction was recorded Oct. 7. 

$4 million | Des Moines

Iowa Equity Exchange PRKG 3001 LLC, based in Basalt, Colo., paid Wies Bois Development LLC $4 million for property at 7500 S.W. 22nd St. in Des Moines. The 2.6-acre parcel includes a 24,000-square-foot flex building and 12,000-square-foot warehouse, both built in 2022. The property was valued at $2.4 million in 2024. The transaction was recorded Sept. 5.

$3.4 million | Ankeny

Fulton AnkenyIa LLC, located in New York, paid L3B Property LLC $3.4 million for property at 808 and 812 S.W. Cherry St. in Ankeny. The properties, each about 1.5 acres, include flex warehouse space. The transaction was recorded July 2.

$3.2 million | Waukee

CS Real Estate Services LLC, located in Urbandale, paid 117 Holdings Co. LLC $3.25 million for property at 700 Interstate Parkway in Waukee. The 2.5-acre parcel includes four metal warehouses, ranging from 5,000 square feet to 6,000 square feet in size. The property was valued at $1.9 million in 2024. The transaction was recorded Oct. 8.
