A building permit valued at $10.4 million has been issued for tenant improvements at a new warehouse in Crosswinds Business Park in Ankeny, city building permit data shows.

In April, the Business Record was the first to report that Amazon Inc. had signed a 125-month agreement to lease the building at 7310 S.E. Crosswinds Drive. The 137,500-square-foot building is owned by Hubbell Realty Co.

Amazon officials have been mum about the e-commerce giant’s plans for the building.

A site plan submitted with the building permit application indicates the facility will be used as a delivery station, a center at which customer orders are prepared for last-mile delivery.

The Seattle-based company opened a delivery station in Grimes in early 2020.

Amazon spokespeople have not responded to requests for information about the Ankeny facility, including when it is expected to open and how many people will work at the warehouse.

A site plan for improvements indicates the facility’s occupancy load is 785 people.

The warehouse will include a large break room that will hold up to 317 people as well as a smaller break room. The facility will also have a training room, a game area, associate entry screening, locker rooms, and restrooms with a total of 24 stalls, according to the site plan.

A majority of the facility will be filled with conveyor equipment and tall shelves, the site plans shows.

The building permit, which cost $40,553, indicates that a 52,032-square-foot vehicle canopy will be added to the building. The site plan shows space for 60 Amazon delivery vans.

The building permit application was filed by a project manager who works for BL Cos., a multidisciplinary architectural, engineering, environmental and land surveying firm with offices in 12 states including New York and Connecticut. The firm is known to have close ties to Amazon.

The project’s general contractor is Ryan Cos. US Inc., which also has ties to Amazon. Ryan Cos. was the developer and general contractor for the fulfillment center that opened in December in Bondurant. Ryan Cos. is also building a sortation center in Bondurant.
