Construction has begun on a 120-unit assisted living and memory support development in Ankeny’s planned community called Prairie Trail, a review of area commercial building permits shows.

Nelson Construction & Development, based in Des Moines, is building the three-story, 63,373-square-foot structure on 7 acres at 2855 S.W. Vintage Parkway. A permit valued at $24.7 million was issued for the project in October.

The permit was among 19 permits issued for new commercial projects in the 14 jurisdictions surveyed by the Business Record. The value of the new commercial permits issued in October was $86.5 million.

Between Jan. 1 and Oct. 31, 220 commercial building permits were issued for new projects in the Des Moines area, the review shows. The value of new permits totals more than $1.51 billion.

The Nelson project in Ankeny will include 34 one-bedroom and 23 two-bedroom apartment units with full kitchens. It will also include 11 studio units and 20 one-bedroom units that will not have full kitchens. The memory support wing will include 32 studio units.

The facility will have up to 45 employees working during peak times, according to information provided to the city’s development staff.

Other highlights from October’s review include:

• A permit valued at $12 million was issued for the remodel of former department store space into a fitness center and basketball complex at Southridge Mall, 111 S.E. Army Post Road in Des Moines. In March 2021, Kansas-based Genesis Health Club announced it would purchase the former Sears building at the south-side mall and convert the structure into a fitness and athletic complex. The space has been vacant since Sears closed its store and auto center in August 2016.

• A permit valued at $5.5 million for the construction of a two-story addition to St. Joseph’s School (pictured) at 3300 Easton Blvd. in Des Moines. The two-story, 22,190-square-foot addition will include a storm shelter, two preschool classrooms and nine other classrooms. Work also includes remodeling of the existing school.

• A permit valued at $7.1 million for a 33,700-square-foot addition to an existing Hy-Vee grocery store at 1725 Jordan Creek Parkway in West Des Moines. Hy-Vee plans on building a micro-fulfillment center on the site, according to information provided to the West Des Moines City Council in October. The center will include two truck loading docks and five lanes for pickups of online orders.

• A permit valued at $7 million to renovate a facility on the Drake University campus that will house the headquarters for Meals on Wheels, which is operated by WesleyLife Inc. The renovation includes adding a state-of-the-art commercial kitchen that will enable volunteers to prepare and deliver 3,000 nutritious, hot meals a day for delivery to seniors and veterans across Greater Des Moines.

Commercial building permits valued at more than $135.1 million were issued in October for projects in the Des Moines area, a review shows.

The permits included those for 19 new commercial projects in the 14 jurisdictions surveyed by the Business Record.
