Another downtown site being cleared for development

It started in 1989, when John McRoberts bought a lot in downtown Des Moines that has functioned as a parking lot for the last several years.

Today, McRoberts owns the entire block bordered on the north and south by Vine and Market streets and on the east and west by Southwest Second and Third streets. He recently obtained permits to raze the last two buildings that remain, and though his plans for the future are a little vague, he knows the future will be good.

 

“It’ll turn out to be a great project, no matter what,” he said.

 

McRoberts, president of American Home Sales Inc. in West Des Moines, is meeting with developers to devise plans for the site. 


The land is nestled in an area that has seen something of a development boom in recent years, with the construction of hotels and apartments, the maturing of a legendary drinking establishment and a major renovation project nearby: Rich Eychaner’s 300 MLK commercial property at the site of the former Green Foundry at Southwest Third and Martin Luther King Jr. Parkway.

 

Chances are, McRoberts will opt in favor of bringing more apartment units that cater to a changing demographic that includes millennials and baby boomers, he said.

 

“We have a lot of flexibility; it’s a good location,” McRoberts said.

 

It also is worth noting that a few blocks west on Martin Luther King Jr. Parkway, soil is being delivered to Sherman Associates Inc.’s construction site for a Holiday Inn Express and office building between Southwest Ninth and 11th streets.
