Company headquarters could come to Etzel’s parcel

Robert Etzel, who owns about 300 acres adjacent to Jordan Creek Town Center, said a company is looking to purchase about 70 acres on the southwest corner of Mills Civic and Jordan Creek parkways for its headquarters.

Wellmark purchased land on the northwest corner of Mills Civic and Jordan Creek last month and is considering that location and a couple other sites in downtown Des Moines.

A spokesman for KJWW Engineering Consultants P.C. said last week that the company is working on designs for a $60 million building in West Des Moines for Aviva and a $100 million project that would consolidate Wellmark’s downtown offices.

Local Aviva spokeswoman Jonna LaToure said last week, “We have nothing to announce at this time. We’re looking at all our options.”

Wellmark spokesperson Angela Feig said, “There has been no decision made on whether we are going to build downtown or in West Des Moines.” However, she said an announcement could come as early as next month.

Etzel said the company interested in his property already has a presence in Des Moines and would relocate 2,000 to 3,000 of its employees at other locations nationwide to the site. The company has given Etzel a large nonrefundable deposit, he said, “so I don’t think they would give me that if they wouldn’t buy it.” The company has until Sept. 1 to decide whether to buy.

Etzel has received interest from other companies looking for office space near the Wells Fargo Home Mortgage campus and the mall, he said, but his property has been one of the last pieces to be developed in the area because the city has rejected his past deals. “We’ve had a couple of large buyers, but the city of West Des Moines has turned them down,” he said. “I think this time, though, it’s a big enough company that they are going to help with the sale.”

Etzel also owns 75 acres on the southwest corner of Hickman and Alice’s roads in Waukee, which has attracted a Los Angeles developer looking to purchase 40 acres. Part of that parcel would go to a big-box retailer, which Etzel and the city would not name.

Etzel said the developer has until Aug. 10 to buy the land, which is across from Knapp Properties Inc.’s The Crossing at Alice’s Road, or give a large nonrefundable deposit to hold it longer. The Federal Highway Administration’s rejection of an interchange on Interstate 80 that would link to Alice’s Road could deter the deal, Etzel said.
