Des Moines apartment complex sold for $16.6 million

4216 Des Moines ST LLC, based in Los Angeles and managed by Curtis-Rosenthal Inc., acquired the multifamily property from Bach Partners LLC. The complex includes three, three-story buildings with a total of 90 apartment units.
The property is valued at $10.2 million. The transaction was recorded March 4.

LRE IA Pleasant Hill LLC, located in Oviedo, Fla., paid John and Ellen Sundblad just over $2 million for 7.15 acres of undeveloped land at 5200 Maple Drive in Pleasant Hill, records show. In recent years, the land has been farmed. The transaction was recorded Feb. 26.
McDonald’s Real Estate Co., located in Chicago, paid Murphy Commercial Properties LLC $1.15 million for property at 3525 N.W. State St. in Ankeny, records show. The 1.5 acres, located in a rapidly developing area of Ankeny, are not developed. The transaction was recorded March 1.
J Master LLC, located in Berwick, paid Sandbridge Farms Co. $1.2 million for 160 acres along Southeast 52nd Street in Carlisle, records show. The transaction was recorded March 5.
Hurd Valley West LLC, managed by real estate developer and broker Richard Hurd, paid Iowa Realty Co. $2 million for property at 3501 Westown Parkway in West Des Moines, records show. The property includes a one-story, 11,184-square-foot office building constructed in 1970. The building previously was home to Iowa Realty Co.’s corporate and commercial offices. Iowa Realty in 2021 consolidated its West Des Moines real estate offices to one location – 5901 Mills Civic Parkway, which is owned and managed by Hurd. The Westown Parkway property, valued at just over $2 million, is located in an area of West Des Moines that is undergoing a transformation. Last year, Valley West Inn at 3535 Westown Parkway was demolished. It had been located to the west of the former Iowa Realty property. A largely vacant Valley West Mall is to the east. However, new development is occurring in the area. Construction of a new headquarters for West Bank at 3330 Westown Parkway is nearing completion. In August 2021, ClaimDOC moved into renovated space at 3448 Westown Parkway. The transaction between Hurd Valley West and Iowa Realty was recorded March 6.
Krieger Family Revocable Trust paid the Ronald Brown Revocable Trust $1.1 million for property at 14227 Ridgemont Drive in Urbandale, records show. The property includes a 3,064-square-foot ranch-style house built in 2007. The transaction was recorded March 6.
Jordvert LLC, located in Sheridan, Wyo., paid Edge Business Continuity Center LLC $3.4 million for property at 6701 Corporate Drive in Johnston, records show. The 2.1-acre parcel includes a one-story, 32,874-square-foot office building constructed in 2011. The property is valued at $3.5 million. The transaction was recorded March 7.
DR Horon Iowa LLC paid DRA Properties LC $1.49 million for vacant property in the 2500 block of Southwest Vintage Parkway in Ankeny, records show. The parcel includes 7.2 acres. The transaction was recorded March 8.

Christopher and Julie Katcherian paid Eric and Karie Woodman just over $1 million for property at 16109 Goodman Court in Urbandale, Dallas County real estate records show. The property includes a 2,010-square-foot house built in 2022. The transaction was recorded Feb. 28.
