Des Moines property sells for $26K above asking price

An industrial property on Des Moines’ northeast side has sold for $26,000 more than its listed price.

On Aug. 11, Seabass Realty LLC, a real estate investment group managed by Jeff Greteman, paid $425,000 for a 5,200-square-foot building situated on 4.53 acres at 1805 N.E. 58th St.

The property, which has an assessed value of $394,000, was listed for $399,000.

Scott Berry, the Stanbrough Realty Co. LLC broker who represented the seller, Cumings Investment, said the parcel’s heavy industrial zoning designation and its close proximity to Interstate 80 and Interstate 35 were key selling points.

Greteman, who within five to seven months plans to remodel the building and relocate the Des Moines location of his Windstar Lines charter bus company from 1967 Hull Ave. to his new property, said he got a fair price.

“The number of acres for the dollars, we thought it was a pretty good deal,” Greteman said, noting that the upgrade, from a 2.2-acre lot on Hull Avenue, will include a 7,000- to 10,000-square-foot addition.

And the new site will still have plenty of room left over for future expansion.

“More than anything, it’s located outside of the city,” Greteman said. “It will be a little more custom tailored to what we need.”

Berry said six “serious prospects” considered purchasing the property, including three who were “very disappointed” not to land it.

“I like to say it was because of my brilliant gift of gab, but it really wasn’t,” he said. “It was a unique property in that it had a nice usable building with three 14-foot-high overhead doors and was built with heavy floors to accommodate trucks and equipment. And its location within minutes of the interstate system yet outside of (stricter) city of Des Moines zoning … made it a very desirable property.”

Seabass Realty was represented by Greteman’s father, Mike Greteman, of Carroll-based Greteman & Associates. For the past 15 years, Berry said, the space had been leased to Road Safe Traffic Systems Inc.
