High-profile downtown property acquired by local developer

Jackie Johansen, principal of Shattered Glass Development, has finalized the acquisition of property on a high-profile intersection in downtown Des Moines.

Shattered Holdings LLC, managed by Johansen, paid 204 Investments LLC $1.33 million for the property at 204 S.W. Second St., Polk County real estate records show. The property is valued at $686,000.

The nearly half-acre parcel incudes a 16,392-square-foot building that was built in phases beginning sometime between 1880 and the early 1990s. Central Iowa Mechanical had occupied the site for several decades until moving to a new location in 2021. The parcel, located on the northwest corner of Southwest Second Street and Martin Luther King Jr. Parkway, is near several downtown destinations, including Principal Park, the Science Center of Iowa and the Court Avenue entertainment district.

Johansen has said the warehouse portion of the structure likely will be razed and the older portion of the building, which is considered historical because of its age, would be preserved. No structural changes would be made to original portion of the building, she said.

Johansen previously has said that she is considering development of a multilevel structure that would include unique uses such as a food hall, music and arts programs, and educational offerings including a real estate school.

The transaction was recorded Jan. 3.

In other transactions:

A group of 18 investors paid Wilbur E. Goodhue Inc. $5.62 million for farm ground at 6600 S.E. 52nd St. in Carlisle, records show. The 75-acre tract is east of the Iowa Highway 5/U.S. Highway 65 bypass off-ramp at Southeast Army Post Road. Among the groups that acquired the property are ATI Group Inc., located in Ankeny; TJL Investments LLC, located in Clive; and the Eric & Carol Ziel Joint Revocable Trust. The transaction was recorded Jan. 4.

William Kimberley Development Corp., located in Ankeny, paid the Lorraine Campbell Revocable Trust just over $1 million for nearly 35 acres of farm ground in Elkhart, records show. The property is roughly located west of Grant Avenue North and north of Elm Street. The transaction was recorded Jan. 4.

Notable transactions is a CRE feature that includes real estate transactions from Polk and Dallas counties include information about transactions of $1 million or more including the sale of single-family houses as well as other transactions of interest.
