Firm selected to develop, manage Highland Park mixed-use project

Sonar Development Partners, a multi-faceted real estate development firm, has been selected to develop, own and manage a mixed-use project at Sixth and Euclid avenues in the Highland Park/Oak Park neighborhood.

Invest DSM, a nonprofit group, owns the site and a year ago, announced plans to develop the Commons at Highland Park on the high-profile corner. The four-story building, designed to blend in with the neighborhood’s existing architecture, is expected to include apartments on the second through fourth levels and a restaurant and other retail space on the street level.

A dilapidated building that had been on the site was torn down in September. Invest DSM, a joint effort between the city of Des Moines and Polk County to expand revitalization efforts in the city’s neighborhoods, requested proposals for redevelopment of the property last fall.

Sonar Development Partners, founded in 2023 by Brian Clark, is a real estate advisory firm that provides strategic and advisory consulting; construction consulting and project management; and real estate development services. Prior to founding Sonar Development Partners, Clark was director of real estate development for Ryan Cos. US’s Midwest region.

“I’m excited to play a part in continuing the momentum building in the [Highland Park neighborhood],” Clark said in a prepared statement. “Our goal is to provide much-needed housing that complements the character of the area and honors the history of the site and neighborhood.”

Substance Architecture is designing the project and DCI Group Inc. will oversee construction. The development team plans to meet with the neighborhood yet this spring to provide more information about the project.
