Former Urbandale movie theater property bought by Florida entity

An entity managed by a Florida-based fitness company has purchased property in Urbandale that previously was home to a nine-screen movie theater, Polk County real estate records show.

The Cobblestone Cinemas at 8501 Hickman Road closed in late October 2022. The property, pictured at right, had been operated by AMC Theatres.

Cadet 23 LLC, managed by Altamonte Springs, Fla.-based Fitness Ventures, paid American Multi-Cinema Inc. $2.27 million for the property, records show. The 6.3-acre parcel includes a one-story, 43,120-square-foot concrete block building constructed in 1988 and remodeled in 1994.
The property is valued at $2.2 million.

The Cobblestone theater first opened in December 1994 with seating for about 1,500 people, according to a Des Moines Register article. The theater, at the time, was considered the largest movie house in the Des Moines area.

Fitness Ventures, founded in 2016, is one of the fastest growing owners of the Crunch Fitness system. Fitness Ventures currently has 34 locations in nine states and is expanding into additional areas, according to its website.

Efforts to reach a spokesperson for Fitness Ventures were unsuccessful.

The transaction was recorded Sept. 19.

In other transactions:

Bryce and Ashlee Lund paid the Arlene Mock Trust $1.1 million for 80 acres of farm land in north central Polk County, records show. The land is south of Northwest 150th Avenue and about one-quarter mile west of Boone Street. The transaction was recorded Sept. 18.

DR Horton Iowa LLC paid Stubbs Development Inc. $1.9 million for 30 residential lots in Canyon Landing Plat 2 under development in northeast Ankeny, records show. The transaction was recorded Sept. 18.

Marshall Properties LLC, located in Ankeny, paid 1325 Pleasant View Drive LLC $975,000 for property at 1325 Pleasant View Drive in Des Moines, records show. The property includes five duplexes. The transaction was recorded Sept. 20.

NC Ankeny LLC, based in Minnetonka, Minn., paid Consider Him LLC $2.9 million for property at 3004 N.W. 18th St. in Ankeny, records show. The 1.4-acre parcel includes a 12,182-square-foot building constructed in 2014. The structure houses a day care center. The property is valued at $2.4 million. The transaction was recorded Sept. 21.

USA Properties LLC, located in Des Moines, paid BBT Rentals LLC $3 million for 20 residential properties in Des Moines, records show. USA Properties also paid GBD LLC $1.1 million for six residential properties. Both transactions were recorded Sept. 22.

Dallas County

KRK Properties of Dubuque LLC, located in Dubuque, paid Glenwood Equities LLC $1.54 million for property at 1000 S. Main St. in Woodward, Dallas County real estate records show. The 1.38-acre parcel includes a 10,640-square-foot retail building constructed in 2022. The property is valued at $842,150. The transaction was recorded Sept. 18.

Iowa Equity Exchange PRKG 2701 LLC and IPE 1031 EV502 LLC, both based in West Des Moines, acquired 175 acres of farm land northwest of Granger for $4.45 million, records show. The land is located south of 180th Place and east of Wendover Avenue. The property had been owned by William and Eileen Eimers, Keith and Margaret Basney, Bridget and Daniel Manning and Jeffrey and Jennifer Manning. The transaction was recorded Sept. 21.
