Hurd sells property along Ingersoll Avenue to Minnesota developer

An Edina, Minn., residential development company has acquired properties in the 3100 block of Ingersoll Avenue and 600 block of 31st Street in Des Moines, where it plans to build a mixed-use project, Polk County real estate records show.

Lifestyle Communities LLC paid Hurd Ingersoll LLC, managed by local developer Richard Hurd, $3.1 million for the nine parcels, which include just over 2.7 acres, records show. The parcels are at 612, 614, 618, 622, 626 and 630 31st St. and 3111 and 3121 Ingersoll Ave. (The 3121 Ingersoll Ave. address includes two parcels.)

The Des Moines City Council in April approved rezoning the properties and changing their land uses.

Lifestyle Communities plans on constructing a four-story, 9,367-square-foot multifamily building with two levels of underground parking, according to information provided to the city. The building would include 52 units. Also planned is a six-unit rowhouse building that would front 31st Street.

The residential buildings are targeted at people who are 62 and older, according to the city information.

A three-story mixed-used building that would front Ingersoll Avenue is also planned.

The real estate transaction was recorded May 30.

Andrew and Leila Holmes paid Custom Holdings LLC $1.28 million for property at 1701 S.W. Des Moines St. in Ankeny, records show. The property includes a 3,363-square-foot house whose construction was recently completed. The transaction was recorded May 28.

Dallas County
Kelderman Manufacturing Inc., located in Oskaloosa, and MHK Waukee LLC, located in Des Moines, paid BDL Properties Inc. $2 million for property at 495 S.E. Alice’s Road in Waukee, Dallas County real estate records show. The 1.5-acre parcel includes a 14,760-square-foot metal warehouse built in 1995. A metal storage shed was added in 2020, records show. The property is valued at $1.34 million. The transaction was recorded May 30.

Nathaniel and Arin Paulson paid William Warner Jr. and Amanda Warner $1.1 million for property at 15501 Plum Drive in Urbandale, records show. The property includes a 3,422 square foot house built in 2013. The transaction was recorded May 31.
