Hyperion Field Club sells undeveloped Johnston land for $1.5 million

Denton Homes and Carmel Development, doing business as Carmel Hyperion SS Development LLC, paid $1.5 million for a 30-acre tract north of Northwest Beaver Drive in Johnston, Polk County real estate records show.

The companies, which recently announced plans for an executive residential golf community on the undeveloped land, acquired the property from Hyperion Field Club.

Denton Homes and Carmel Developments are owned by Scott and Stephanie Denton, who have been building luxury custom homes in Central Iowa for over 18 years.

Carmel Hyperion will be located directly across from the entrance to Hyperion Field Club, on the east side of its driving range at 7390 N.W. Beaver Drive. Twenty-seven lots will be available. A groundbreaking ceremony for the development was held last week.

The limited liability company obtained a $10 million mortgage on the property through Twin Cedars Bank, records show.

The real estate transaction was recorded July 26.

Dallas County
Iowa Equity Exchange PRKG 2674 LLC paid the Cynthia O’Brien Revocable Trust and several others $6.8 million for farmland in Dallas County, real estate records show. The land is about 4 miles north of U.S. Highway 6 and west of R Avenue in Dallas County. The transaction was recorded July 28.
