Ingersoll Avenue mixed-use project moves forward

295 wordsAll Latest News, Real Estate and DevelopmentJust over 2.7 acres has been rezoned at 3111 and 3121 Ingersoll Ave. in Des Moines, a move that will allow for the development of a mixed-use project with residential and commercial uses.
This week, the Des Moines City Council unanimously approved a request to rezone the property and change its land uses. The approval allows a proposal to redevelop the vacant parcels.
Lifestyle Communities, based in Edina, Minn., is proposing to construct a four-story, 9,367-square-foot multifamily building with two levels of underground parking, according to information provided to the council. The building would include 52 units. Also planned is a six-unit rowhouse building that would front 31st Street.
The residential buildings are targeted at people who are 62 and older, according to the city information. Residents would own their living spaces and share costs of amenities, such as a fitness center. The cooperatives are becoming increasingly popular in the U.S., according to an article in REJournals.com
Also planned on the property is a three-story mixed-use building.
Local developer Richard Hurd has owned the parcels for several years, real estate records show. Hurd acquired the property at 3121 Ingersoll Ave. in 2008. A building that had housed a Mexican restaurant was razed in 2018. Hurd acquired the property at 3111 Ingersoll Ave. in 2014. An office building on the property was torn down in 2015.
JP Morgan Chase Bank NA is constructing a three-story branch bank at Ingersoll Avenue and 31st Street.
Also this week, the council approved final terms of a financial assistance package for Kemin Industries Inc. The company plans on building a $28 million warehouse at Southeast 23rd and Maury streets.
