New option in senior housing
Vintage Hills Retirement Community, a 66-unit senior housing and assisted-living center, has opened in Indianola.
The retirement community, a $10 million project, is the first construction to be completed at Summercrest Hills, a planned 160-acre mixed-used development on the northern edge of Indianola. Vintage Hills is owned by a group of local investors and offers 46 assisted-living apartments and 20 memory-care units.
The assisted-living apartments, available in eight different floor plans, feature wheelchair-accessible showers, walk-in closets and kitchenettes.
Tying the assisted-living and memory-care wings together is a mall-like “town center” with a beauty shop, post office, movie theater and meeting room. Common-area amenities include a library/computer room, a game room and dining areas.
“We are very excited to be here in Indianola,” said Brenda Colvin, Vintage Hills’ executive director. “It’s a great town, and we’re excited to serve the senior population here.”
Two recent open houses generated a lot of interest, Colvin said. Residents will lease the units on a monthly basis and will not incur buy-in fees or be required to enter into long-term contracts, she said.
An independent-living wing, which will have 38 units, will be added in the future. Vintage Hills Cooperative of Indianola is now taking reservations for that development, in which residents will purchase ownership shares through a senior housing cooperative. Vintage Hills is the fourth retirement community developed by Ewing Land Development & Services LLC, which is based in Pella. Ewing currently operates Vrienschap Village in Pella and The Village at Legacy Pointe in Waukee. The company is now building a 66-unit senior community at Prairie Trail in Ankeny.
Colvin has served as executive director of Vriendschap Village for the past eight years, and will split her time between Pella and Indianola. She estimated that Vintage Hills will employ between 35 and 50 people when the first phase is fully leased.
Vintage Hills’ general contractor was Downing Construction Inc. in Indianola, which is jointly developing Summercrest Hills with Three-Sixty Group in West Des Moines.
