NOTABLE TRANSACTIONS: Ankeny apartment properties sold for $3.37 million

Big Sky Properties LLC, located in Des Moines, paid Ankeny 8 LLC $3.37 million for the multifamily properties. Ankeny 8 LLC is managed by Sioux Falls, S.D.-based Lloyd Cos.
The properties that were purchased include:
• 110 and 114 N.W. State St.. The property includes two two-story buildings constructed in 1971. Sixteen units are included in the buildings. The property in 2022 was valued at $710,000.
• 118 N.W. State St. The property includes a two-story apartment building with eight units. The building was constructed in 1972. In 2022, the property was valued at $390,000.
• 1606 N.W. Second St. The property’s two-story multifamily building includes eight units. It was constructed in 1971. The property in 2021 was valued at $425,000.
• 117 and 201 N.W. College Ave. Each parcel includes a two-story apartment building with eight units. Each property in 2021 was valued at $461,000.
The transactions were recorded on March 22 and 23.

Kester Properties LLC, located in Urbandale, paid Neighborhood Finance Corp. $605,000 for properties at 1900 and 1912 Sixth Ave. in Des Moines, records show. The property at 1900 Sixth Ave. includes a 0.16-acre parcel on which a surface parking lot is located. The property at 1912 Sixth Ave. includes a one-story, 6,376-square-foot office building constructed in 1947. The combined valued of the two parcels is $153,000. The transaction was recorded March 22.
Boty Holding Co. LLC, located in Ankeny, paid NJS Northpointe LLC $715,000 for property at 2575 N. Ankeny Blvd., Suites 205-207, records show. The office condominium is one story. The property in 2021 was valued at $508,000. The transaction was recorded March 24.
Dallas County
Judith Ann Kading Farms Inc., located in Casey, paid JoAnna Shields Adrian just over $1 million for farmland in Dallas County, Dallas County real estate records show. The transaction includes nearly 80 acres located about one-half mile north of 230th Street and about 6 miles east of Panora. The transaction was recorded March 21.
