NOTABLE TRANSACTIONS: Casey’s buys land in Waukee for new convenience store, car wash

Casey’s General Stores Inc. paid Stratford Crossing LLC just over $1 million for 2.56 acres located on the northwest corner of North 10th Street and Northwest Stratford Drive in Waukee, Dallas County real estate records show. 

The undeveloped ground is west of the new Northwest High School. In August, the Waukee Planning and Zoning Commission approved the preliminary plat and site plan. The Ankeny-based retailer plans on construction a 5,030-square-foot convenience store, a 3,164-square-foot tunnel car wash (pictured) and a fuel canopy with pumps. The site will include 33 parking spaces. The transaction was recorded Oct. 10.

JC Holdings LLC, located in Waukee, paid Waukee Land LLC $1.3 million for property at 350 E. Hickman Drive in Waukee, records show. The property includes a 3,646-square-foot medical office building constructed in 2016. The property is valued at $1.1 million. The transaction was recorded Oct. 17.

Star98 LLC, located in Mission, Kan., paid Hawthorne Pointe LLC $840,000 for property located at 1500 S.E. University Ave. in Waukee, records show. The property includes 1.2 acres of undeveloped land on which a Starbucks coffee shop is planned. The Planning and Zoning Commission and the City Council approved the site plan last summer. The 2,000-square-foot, one-story building includes an option for a drive-thru, according to city documents. The transaction was recorded Oct. 17.

Midwest Oil Seeds Inc., located in Adel, paid the Margaret Petersen estate $1.7 million for 107 acres of Dallas County farm ground, records show. The land is roughly located north of Iowa Highway 44 between G and F avenues. The transaction was recorded Oct 17.
