NOTABLE TRANSACTIONS: City of Des Moines buys Planned Parenthood property

The city of Des Moines has acquired property at 123 Clark St. that includes a warehouse Planned Parenthood of Greater Iowa had used to store books donated to its annual book sale.

The city paid Planned Parenthood just over $1.4 million for the 1.1-acre parcel, Polk County real estate records show. The property, valued at $1.6 million, includes a 21,150-square-foot warehouse (pictured) built in 1968.

The city is reconstructing Second Avenue between the Des Moines River south to University Ave. The reconstruction includes improving intersections. The portion of Clark Street that is east of Second Avenue will be moved to align with the west portion of the street.

According to Steve Naber, Des Moines’ city engineer, the three-quarters-mile corridor averages about 45 crashes a year.

“The crash rate for this corridor is more than two times the state average for corridors of similar nature,” Naber wrote in an email. “With the major reconstruction work and utility work, it is the right time to make safety improvements [that] include adding left-turn lanes at select intersections, realigning offset intersections at Forest Avenue and Clark Street, and making access control improvements.

“The acquisition of property adjacent to Clark Street was necessary to construct the Clark Street Realignment.”

The reconstruction project, which is expected to cost $17.1 million, is anticipated to start in 2024 and be completed by fall 2026.

In other transactions:

District Developer LLC paid the city of Des Moines $1.45 million for property at 200 S.E. Fourth St. in Des Moines, records show. The property previously had been occupied by the city’s public works department. District Developer LLC is a consortium that includes developer James Cownie’s JSC Properties, MidAmerican Energy Co., Knapp Properties, developer Tim Rypma and others. The group plans to redevelop 39 acres of the Market District, a 260-acre area roughly surrounded by East Court Avenue, Southeast 14th Street, Scott Avenue and the river. When completed, the redeveloped area is expected to include multifamily residences, at least one hotel, and office and commercial space. Over the past 2 1/2 years, new sewers, streets, utilities and bioswales have been installed in a portion of the re-development area. The transaction was recorded Dec. 12. In a related transaction, MidAmerican Energy Co. paid District Developer LLC nearly $8 million for property at 201 E. Elm St., records show. The utility is developing a 9-acre park that will be a buffer between the Des Moines River and the Market District. The transaction was recorded Dec. 15.

Iowa Estate Group LLC, based in Houston, Texas, paid the Kim Chapman Trust $900,000 for property at 1229 Ohio St. in Des Moines, records show. The property includes an 11,792-square-foot office/warehouse built in 1994. Midwest Ambulance Service is located in the building. The property is valued at $1.47 million. The transaction was recorded Dec. 12.

Southwinds LLC, located in New York, N.Y., paid Des Moines Leased Housing Associates VIII LP $4.2 million for property at 1264 Cummins Road in Des Moines, records show. The property includes two three-story apartment buildings with a total of 59 units. The buildings were constructed in 1993. The property is valued at $856,500. The transaction was recorded Dec. 13.

The Loren James Merkle Revocable Trust paid Shane and Raven Kline $2.3 million for property at 7751 N.E. 110th Ave. in Bondurant, records show. The nearly 7-acre parcel includes a 2,941-square-foot house built in 2012. The transaction was recorded Dec. 13.

512 Elm LLC, based in Denver, Colo., paid Elm Street Partnership LLC $625,000 for property at 512 Elm St., records show. The property includes a 9,900-square-foot warehouse built in 2005. The property is valued at $1.1 million. The transaction was recorded Dec. 14.

EDF Management LLC, located in Johnston, paid LAS Management LLC just over $1 million for property at 5965 Merle Hay Road in Johnston, records show. The property includes an 8,040-square-foot medical office building constructed in 1975. The property is valued at $945,000. The transaction was recorded Dec. 14.

Jefferson Way LLC, located in Salt Lake City, Utah, paid Lone Wolf Realty LLC $1.3 million for property roughly located north of Indianola Avenue and west of U.S. Highway 69 in Des Moines, records show. The property includes nearly 8 acres of farm ground. The transaction was recorded Dec. 15.

Des Moines Metropolitan Wastewater Reclamation Authority paid the Davison Revocable Trust $6 million for property at 1500 S.E. 30th St. and 2901 CB & Q St., both in Des Moines, records show. The 2-acre parcel at 1500 S.E. 30th St. includes a 32,320-square-foot metal building that was erected in 1956. Don’s Auto & Track Sales operated out of the building. The property is valued at $356,000. The property at 2901 CQ & Q St. includes 17.5 acres that has been operated as an auto salvage yard for over four decades. The property is valued at $149,000. The transaction was recorded Dec. 15.

Joshua and Justine Simmons, paid PDG Holdings LLC $1.1 million for property at 5566 Little Leave Trail in West Des Moines, records show. The property includes a 2,308-square-foot house built in 1995 and remodeled in 2023. The transaction was recorded Dec. 15.

Dallas County

Agri-View Crossing,
 based in Clive, paid Agri-Equities Inc. just over $8 million for over 360 acres of farmland located east of Redfield and north of the Raccoon River, Dallas County real estates records show. The transaction was recorded Dec. 5. In a related transaction, Iowa FLC Inc., also based in Clive, paid Florida-based Agri-Equities Inc. $6.4 million for farmland northeast of Redfield. The transaction was recorded Dec. 5.

Thomas and Monique Dulaney paid Alan and Tara Graff just over $1 million for property at 85 Hidden Meadow Drive in Waukee, records show. The property includes a 2,220-square-foot, single-family home built in 2013. The transaction was recorded Dec. 8.

Roger and Catherine Bell paid Claman Construction Inc. $1.3 million for property at 4719 Centennial Blvd. in Urbandale, records show. The property includes a 2,657-square-foot house whose construction was recently completed. The transaction was recorded Dec. 11.

Silo 9 Plat 1 LLC paid City State Bank and the Scott B. Neff Living Trust $1.5 million for property at 9520 Mills Civic Parkway in West Des Moines, records show. The property includes a 3,496-square-foot log cabin house building on 15.5 acres. The transaction was recorded Dec. 13.

The Adel-DeSoto-Minburn Community School district paid Robert and Tracy Barton $1.25 million for a 38-acre parcel east of Highway 6 and south of Meadow Road, records show. Nearly 25 acres is farmland. The remaining acres are heavily treed. The transaction was recorded Dec. 15.
