NOTABLE TRANSACTIONS: Fareway buys 4.5 acres in Ankeny, plans to open new store in 2025

Boone-based grocer Fareway Inc. has purchased nearly 4.5 acres of undeveloped ground in the rapidly growing northwest section of Ankeny, Polk County real estate records show.

The site is located on the northwest corner of Northwest 18th Street and Northwest Wiegel Drive. The grocer paid SCS Ankeny LLC just over $1 million for the property, records show.

SCS Ankeny LLC, based in Barrington, Ill., bought nearly 38 acres of farm ground along Northwest 18th Street in January. The parcel has been subdivided.

A restrictive covenant agreement between Fareway and SCS Ankeny prohibits other grocers or entities that sell fresh meats or produces, dairy or alcoholic products from locating on the remaining 33.5 acres. (A park is planned on 3.4 acres.)

The grocery store, which is tentatively planned to open in 2025, would be Fareway’s third in Ankeny. Fareway opened its first Ankeny store in 1990; a second opened in 2006.

“Due to the growth in Ankeny and the surrounding area, we continue to look for opportunities to best serve area residents with additional locations,” a spokesperson wrote in an email.

Fareway has expanded its presence in the Des Moines area in recent years. It recently opened a meat market in Des Moines’ Beaverdale neighborhood and has stores under construction in West Des Moines and Clive. It also plans stores in Granger, Waukee and Bondurant, the spokesperson wrote.

“We feel there are additional opportunities still available,” the spokesperson wrote.

RBDW LLC, located in Urbandale, paid DRA Properties LC $4.2 million for property at 1580 N.E. 67th Place in Des Moines, records show. The 3.2-acre parcel includes a 50,160-square-foot warehouse whose construction was completed in 2022. The transaction was recorded Aug. 23.

JDS Real Estate Investments LLC, located in Johnston, paid Coppolas LLC, William and Barbara Trout, and Raymond and Jean Gazzo $700,000 for property at 121 Third St. in Des Moines, records show. Surface parking is located on the site. The property is valued at $293,000. The transaction was recorded Aug. 24.

 paid Kimberley Development Corp. $1.96 million for property at 6009 N.E. Briarwood Drive in Ankeny, records show. The property includes a single-family house built in 2021. The transaction was recorded Aug. 24.

Dallas County
Douglas and Jana Van Polen paid Megan Bocken $1.17 million for property at 16105 Maple Drive in Urbandale, Dallas County real estate records show. The property includes a single-family house built in 2011. The transaction was recorded Aug. 22.

Deerfield Commercial LLC paid Church at Deerfield Point LLC $1.7 million for property at 15801, 15851 and 15651 Hickman Road in Clive, records show. The property includes 4.5 acres of undeveloped land. The transaction was recorded Aug. 24.

Plaza II Property LLC, located in West Des Moines, paid Jordan Creek Crossing LLC $3.4 million for property at 160 S. 68th St. In West Des Moines, records show. Plaza II Property purchased three condominium units. The transaction was recorded Aug. 26.
