NOTABLE TRANSACTIONS: Fareway purchases land in Waukee for new store

Fareway Inc. has purchased 7.1 acres in Waukee on which to build a new grocery store, paying slightly over $2 million for the undeveloped ground, Dallas County real estate records show. 

The property, purchased from Stratford Crossing LLC, is on the southwest corner of North Tenth Street and Northwest Sunrise Drive and is in a
rapidly developing area of Waukee. The new Northwest High School, which opened last August, is located just north of the property; the new Triumph Park is north of the high school.

In early February, the Waukee Planning and Zoning Commission approved the preliminary and final plats for the parcel. Also approved was a site plan for a commercial development that will include a 21,353-square-foot grocery store with loading dock and 115 parking spaces.

The site will include a seasonal greenhouse area.  

The new Fareway store is the fourth planned or under construction in the Des Moines area. Construction is nearing completion of a Fareway Meat Market at 2716 Beaver Ave. in Des Moines. New stores are also planned in West Des Moines and Clive. Construction of the Clive and West Des Moines stores is expected to be completed in early 2023, according to a company spokesperson.

Approval of the preliminary and final plat and site plan is needed from the Waukee City Council before Fareway’s project can move forward. A city spokesperson said the council is expected to discuss the project in early spring.

A construction timeline for the new Fareway in Waukee has not yet been determined, according to EmilyToribio, the Boone-based grocer’s spokesperson.

“Waukee has changed rapidly since we opened our Laurel [Street] location more than 20 years ago,” Toribio wrote in an email. “Each location – whether new or existing – will each serve a growing area and our store on Laurel will remain open.”

The real estate transaction between Fareway and Stratford Crossing was recorded Feb. 15.

Polk County

SAIA Motor Freight Line LLC, based in Johns Creek, Ga., paid YRC Inc. $1.76 million for property at 5337 N.E. 22nd St. in Des Moines, Polk County real estate records show. The property includes 6.2 acres in a heavy industrial district. A 4,090-square-foot metal warehouse built in 1977 is located on the property. The property is valued at $929,000. The transaction was recorded Feb. 14.

Andy Snetselaar and Mary Snetselaar, both of Polk City, paid DRA Properties LC $1.64 million for property at 6613 N.E. 15th St. in Des Moines, records show. The property includes slightly over 1 acre. A 9,000-square-foot metal warehouse constructed in 2020 is on the property, which is valued at $839,000. The transaction was recorded Feb. 14.

116 SE Lorenz Drive LLC paid Snyder Greedy LLC $1.1 million for property at 11 S.E. Lorenz Drive in Ankeny, records show. The property includes a 14,641-square-foot building constructed in 2001 and located on nearly 2 acres. Elite Edge Transformation Center is located in the building. The property is valued at $756,000. The transaction was recorded Feb. 15.

Rajee Harris and Rebecca Goldsmith paid Susan Fitzsimmons and Jacob Christensen $1.25 million for property at 5316 and 5320 Grand Ave. in Des Moines, records show. The property at 5320 Grand Ave. includes a 4,406-square-foot house constructed in 1922. The property at 5316 Grand Ave. includes a 1,438-square-foot house built in 1928. Fitzsimmons and Christensen purchased the property last September. The most recent transaction was recorded Feb. 18.
