NOTABLE TRANSACTIONS: Hubbell Realty sells Hamlet Apartments for $17.6 million

A Denver, Colo.-based real estate investment firm has acquired the Hamlet Apartments in West Des Moines from Hubbell Realty Co., Polk County real estate records show.

True Parkway

True Parkway IA LLC, managed by Halaby Capital Partners in Denver, paid Hubbell Realty’s Hamlet Residential Cooperative $17.6 million for the nearly 12-acre parcel at 2200 EP True Parkway, records show.

The Hamlet Apartments complex includes 180 apartment units spread over five, three-story buildings that were constructed in 1983. The property also includes a barn (photo above) that was built in 1947. In the 1980s, the barn was converted to a clubhouse and rental office for the complex. The converted barn also includes a day care.

Halaby Capital Partners specializes in the “acquisition, repositioning and efficient operation of affordable, workforce and value-priced multifamily assets,” according to its website. The firm has a “growing footprint in select undervalued markets with strong demographics and job growth.”

The transaction was recorded Oct. 21.

Deer Creek Estates LLC, based in Altoona, paid Jerry’s Homes Inc. $1.1 million for undeveloped property in Deer Creek South Plat 3 in Ankeny, records show. The nearly 11-acre parcel is located at Northeast Four Mile Drive and Northeast Sixth Street. The transaction was recorded Oct. 21.

3539 Westown Properties LLC, based in West Des Moines, paid Canine Family LLC $4.6 million for property at 3530 Westown Parkway in West Des Moines, records show. The 4.2-acre parcel includes an extended-stay hotel called the Westown Parkway Residences and a bar and restaurant previously known as the Keg Stand. The establishment is now called Westown Tap. The extended-stay hotel is two stories and includes 100 units. The property is valued at $2.1 million. The transaction was recorded Oct. 22.

ADE 1145 LLC, located in Grimes, paid Merge Left LLC nearly $3.9 million for property at 1152 S.E. Gateway Drive in Grimes, records show. The 4.3-acre parcel includes a 36,380-square-foot light industrial building constructed in 2007. The property is valued at $3.3 million. The transaction was recorded Oct. 24.

Leetown Property LLC, located in Clive, paid Raccoon Valley Investment Co. LC $3.1 million for property at 2440 and 2550 E. Euclid Ave. in Des Moines, records show. The property at 2440 E. Euclid Ave. includes a 27,200-square-foot neighborhood shopping center built in 1989. The property is valued at $1.8 million. The property at 2550 E. Euclid Ave. includes a 2,429-square-foot bank building. The property is valued at $777,000. The transaction was recorded Oct. 24.

Marc 1 Holdings LLC, based in Dallas, Texas, paid IA10 Windsor Heights LLC $6.4 million for property at 6310 Hickman Road in Windsor Heights, records show. The 1-acre parcel includes a recently built automatic car wash. The transaction was recorded Oct. 25.

Justin and Courtney Serbus paid Nico Construction LLC $1.1 million for property at 3951 N.W. 183rd St. in Clive, Dallas County real estate records show. The property includes a 2,299-square-foot house whose construction was recently completed. The transaction was recorded Oct. 25.

Luke and Jacquelyn Harman paid KRM Development LLC $1.3 million for property at 17914 Creekside Drive in Clive, records show. The property includes a 2,539-square-foot house whose construction was recently completed. The transaction was recorded Oct. 23.

Sreekala Chellamma and Bhinu Pillai paid Genesis Homes Inc. nearly $1.2 million for property at 3945 N.W. 183rd St. in Clive, records show. The property includes a 3,632-square-foot house whose construction was recently completed. The transaction was recorded Oct. 21.
