Real estate developer and investor Richard Hurd in September purchased two West Des Moines properties on which eating establishments are located.
Hurd, through Hurd Columbus LLC, which he manages, paid $600,000 for property at 1301 Eighth St. in West Des Moines. The parcel includes a 2,638-square-foot building occupied by a Dunkin’ Donuts restaurant. The building was constructed in 2010. The property is valued at $794,700.
Hurd, also through Hurd Columbus LLC, paid $1.4 million for property at 1720 22nd St. in West Des Moines. The property includes a 5,232-square-foot building occupied by Famous Dave’s barbecue restaurant. The building was constructed in 1990. The property is valued at $1.3 million. (Pictured.)
Hurd Columbus LLC purchased both properties from Brackett Holdings LLC and Kutscher Holdings LLC.
Hurd previously owned the properties and reacquired them as apart of an exchange, he wrote in an email. He wrote that the current land uses and operators will not change.

The city of Johnston paid Metro Lodging LC $2.4 million for property at 5055 Merle Hay Road, records show. The property includes 32.2 acres. The North End Diner and a hotel had been located on the land. Both have been demolished. The parcel is part of a 123-acre area that Johnston officials plan to development into the Merle Hay Road Gateway Area. The City Council in August approved the purchase. The transaction was recorded Sept. 27.
Legacy Housby LLC and IPE1031 REV390 LLC, both based in West Des Moines, paid the Stephen W. Davis Revocable Trust $1.5 million for property north of Northeast 54th Avenue and east of 29th Street in Delaware Township, records show. The property includes 32.8 acres, all classified as agriculture. The transaction was recorded Sept. 28.
FCPT Holdings LLC, located in Mill Valley, Calif., paid the Andrew and Georgia Howard Trust $1 million for property at 5501 Douglas Ave. in Des Moines, records show. The 1.1-acre parcel includes a 9,010-square-foot building occupied by Napa Auto Parts. The building was constructed in 1970. The property is valued at $764,000. The transaction was recorded Sept. 28.
Splash Express LLC, located in Des Moines, paid E.P. Properties LLC $650,000 for vacant property at 6035 Merle Hay Road in Johnston, records show. The parcel includes 1.7 acres. The transaction was recorded Sept. 28.
Opus Development Co. LLC paid the Nadine M. Green Trust $2.16 million for nearly 25 acres west of Southeast Convenience Boulevard and about a block south of Southeast 72nd Street in Ankeny, records show. The Ankeny City Council in September approved a resolution approving the final plat. Minneapolis-based Opus Development Co., in a news release, announced plans to build a 296,300-square-foot speculative industrial warehouse (pictured above) on the land, which is visible from Interstate Highway 80. Construction of the warehouse, which will include 24 dock doors and two drive-in doors, is expected to be completed by September 2022.
Three entities based in West Des Moines paid First Midwest of Iowa Corp. $6.77 million for properties at 1235 and 1401 Thomas Beck Road in Des Moines, records show. The entities that purchased the properties include Threshold Thomas Beck LP, Dingel Properties LLC and Millang Thomas Beck Rd LLC. The 2.9-acre parcel at 1235 Thomas Beck Road includes a 66,032-square-foot warehouse constructed in 1980. The property is valued at $2.3 million. The 5.8-acre parcel at 1401 Thomas Beck Road includes a 121,200-square-foot one-story ware house built in 1955. The property is valued at $2.46 million. The transaction was recorded Sept. 30.
755 Interstate Pkwy LLC, located in Urbandale, paid 117 Land Company LLC $713,032 for 3.98 acres at 755 Interstate Parkway in Waukee, Dallas County records show. The land, zoned commercial, is south of Interstate Highway 80. The transaction was recorded Sept. 20.
