NOTABLE TRANSACTIONS: Hy-Vee buys West Des Moines land for convenience store

Hy-Vee Inc. paid Hurd Indianola LLC $1.5 million for property at 210, 220 and 300 Grand Ave. in West Des Moines, Polk County real estate

transaction records show. The West Des Moines-based grocery retailer plans to build a Fast & Fresh convenience store with a coffee shop, gas pumps and a car wash on the site. A Mexican fast food restaurant previously was located at 300 Grand Ave. The structure has been demolished. A Donut King had been at 220 Grand Ave. That building was torn down in 2017. A Burger King that had been at 210 Grand Ave. is now closed. The total value of the three tracts in 2019 was $891,100. The transaction between Hurd Indianola and Hy-Vee was recorded on July 14.


The city of West Des Moines paid M.A.K. Investments Inc. $4.35 million for 40 acres of farm ground at Veterans Parkway and Maffitt Lake Road, records show. The city plans to build a fire station and training facility on the site. The transaction was recorded on July 14.

Kwik Trip Inc., based in La Crosse, Wis., paid Polk City Venture LLC $900,000 for 3.69 acres at 1090 Parker Blvd. in Polk City, records show. The undeveloped ground is valued at $4,980. The transaction was recorded July 15.

JD Des Moines LLC paid Macerich Southridge Mall LLC $1.7 million for property at 1211 E. Army Post Road, records show. The property includes a 45,515-square-foot building that previously housed Toys R Us. JD Des Moines, managed by Johnson Healthcare Real Estate, based in Alabama, plans to transform the former retail space into an outpatient clinic for veterans. Des Moines’ Urban Design Review Board in early July approved designs for the proposed project. The transaction was recorded July 17. 

Building Bread LLC, located in Urbandale, paid Electro Management Corp. $3.35 million for property at 1800 Hull Ave., records show. The property, valued at $3.83 million, includes nearly 7 acres and three buildings that includes offices and warehouses. The transaction was recorded on July 17.  

 

Neighborhood Development Corp. paid Housing Group LLC of Iowa City $248,250 for property at 3610 Fifth Ave. in Des Moines, records show. The property includes a two-story multifamily structure built in 1918. The 5,856-square-foot building includes eight units. The property in 2019 was valued at $250,000. The nonprofit Neighborhood Development Corp. revitalizes by rehabilitating or redeveloping commercial and residential properties. The transaction was recorded on July 10.


Redbud Properties LLC paid 1305 141st Street LLC $750,000 for property at 1305 Hwy. 141 in Perry, Dallas County real estate records show. The property includes a vacant 34,924-square-foot building that previously had housed a Shopko retail store and before that, a Pamida department store. Shopko, based in Wisconsin, was the parent company of Pamida, which closed all of its store in 2012. Shopko closed all of its stores in 2019. The previous owners protested the property’s 2019 assessment of $1.9 million, which include valuing the building at $1.4 million. The assessed value of the property was reduced to $755,000 earlier this year; the building’s value was set at $249,270, records show. The transaction was recorded July 13.

Oakstone Homes Inc., based in Ankeny, paid Chayse Holdings LLC $630,750 for nine residential lots along South 91st Street and South 91st Court in West Des Moines, records show. The transaction was recorded on July 13.
