NOTABLE TRANSACTIONS: Johnston buys land along Merle Hay Road eyed for golf venue

The city of Johnston has purchased a nearly one-acre parcel along Merle Hay Road that is expected to be part of a proposed new golf entertainment venue.

The city paid 5229 Partners LLC, located in Wisconsin, $825,000 for the property at 5229 Merle Hay Road, Polk County real estate records show. The property, which includes a sales office and garage, has been home to a used car lot.

In February, the Johnston City Council approved a development agreement with Stoye & Kann Development that includes selling the group property at 5055, 5229 and 5249 Merle Hay Road for $1.6 million. Johnston owns the parcels at 5055 and 5249 Merle Hay Road.

The development group has proposed putting an $80 million golf, entertainment and hotel complex on the site as well as three other mixed-use buildings.

The transaction between Johnston and 5229 Partners was recorded March 1.

In a related transaction, Ignite Johnston LLC, based in Grimes, paid Pioneer Development Inc. $657,500 for property at 5360 Merle Hay Road, Polk County real estate records show.

The property includes nearly one acre on which a 2,240-square-foot building in which an auto service business is located. The property will be part of the Ignit Johnston Sports and Fitness Complex, planned on about 30 acres.

The transaction was recorded Feb. 28.

Vibe at 8035 LLC paid DMB Investments LLC $5.3 million for property at 11428 Forest Ave. (pictured). in Clive, records show. The 3.5-acre parcel includes an former extended-stay hotel that developers Tina Smothers and Jason Grove plan to convert to multifamily housing. Smothers and Grove are managers of Vibe at 8035. The Clive City Council in February approved changing the property’s zoning to allow multifamily rental housing. “We want to create workforce housing, and this is a great location to do that,” Smothers recently told the Business Record. The property is valued at $2.56 million. The transaction was recorded March 1.

VareCo 6209 SE 5th LLC, located in Denver, Colo., paid Plaza View Coop $6.58 million for property at 6209 S.E. Fifth St. in Des Moines, records show. The 6-acre parcel includes four three-story apartment buildings with a total of 108 units. Also included is an office building, detached garages, a tennis court and an outdoor swimming pool. The complex, called Plaza View Apartments, was developed in the mid-1970s. The property is valued at $5.8 million. The transaction was recorded March 1.

Glenwood MHP 2 LLC, located in Miami, paid West Coast Land Investments LLC $3.4 million for property at 2825 S.E. 14th St. in Des Moines, records show. The transaction was recorded March 3.

Reliant Realty of Iowa LLC, located in Wisconsin, paid D&M Partners LLC $1.87 million for property at 4769 N.E. 21st Court in Saylor Township, records show. The 1.3-acre parcel includes a 16,020-square-foot warehouse built in 2021. The transaction was recorded March 3.

DRA Properties LC, located in Ankeny, paid ATI Ankeny Industrial LLC $4.5 million for property less than a mile south of Southeast Oralabor Road/Northeast 78th Avenue and east of Northeast 29th Street/Southeast Four Mile Drive, records show. The property includes 38 acres. The transaction was recorded March 3.

Berch Holdings LLC, located in Excelsior, Minn., paid the Barbara Reese Revocable Trust $1.1 million for property at 115 Euclid Ave. in Des Moines, records show. The 1-acre parcel includes a 4,946-square-foot bank building constructed in 1981. The property is valued at $1.1 million. The transaction was recorded March 3.

The Des Moines Area Religious Council, located in Des Moines, paid William C. Knapp LLC $2.5 million for property at 100 Army Post Road in Des Moines, records show. The 3.4-acre parcel includes a 48,341-square-foot building constructed in 1987. The property is valued at $2.69 million. The transaction was recorded March 4.

IES Corp., located in Ankeny, paid Triple J of Ankeny LC $4 million for property at 188 N.W. 118th Ave. in Ankeny, records show. The property includes nearly 104 acres of farm ground. The transaction was recorded March 3.

Eighty View LLC, located in Ames, paid Cooper Properties LC $825,000 for property at 2120 S.E. 44th Court in Grimes, records show. The nearly 2-acre parcel includes a 4,000-square-foot office and warehouse constructed in 1994. The property is valued at $454,000. The transaction was recorded March 3.

Hope K Farms LLC, located in West Des Moines, paid the Katherine Moeckly Revocable Living Trust $3.96 million for 79.4 acres of farm ground on the north edge of Ankeny, records show. The land is about one-fourth of a mile south of Northeast 126th Avenue between Interstate Highway 35 and Northeast 22nd Street. The transaction was recorded March 3.
