NOTABLE TRANSACTIONS: Land acquired for second hotel in KeeTown Loop in Waukee

The developer of Waukee’s KeeTown Loop entertainment and commercial district has acquired 5 acres of undeveloped land adjacent to the district on which to build a hotel, records show.

The Quarter at Waukee LLC, managed by Quad Cities developer Harry Coin, paid ARAC LLC $2.8 million for the parcel on the southwest corner of Southeast Parkview Crossing Drive and Southeast Esker Ridge Drive, Dallas County real estate records show.

The Hilton Home2 Suites extended-stay hotel will be five stories and include 136 rooms, Coin said. “It won’t look like your typical, boxy Home2 Suites. It’ll have a more upscale look to it.”

The top floor will include large, extended-stay suites and luxury suites will have access to underground parking, Coin said. The project is in the design process; construction is expected to begin in spring 2025 and be completed by early 2026.

The hotel will use about 3 acres of the parcel Coin acquired; the remaining 2 acres will be for mixed-use retail, he said.

A hotel market and feasibility study completed in spring 2022 showed that Waukee could support an additional 400 rooms by the year 2028, Jennifer Brown, the city’s economic director, wrote in an email. A four-story 126-room Aloft Hotel, part of the Marriott International Inc. hotel chain, is expected to open within the next week or two at 2848 Grand Prairie Parkway. The Sleep Inn/MainStay Suites at 2885 Grand Prairie Parkway have 79 rooms.

Waukee’s Planning and Zoning Commission earlier this month rezoned the parcel bought by Coin to allow the development of a five-story hotel.

“We’re anxious to bring that product to market,” Coin said.

KeeTown Loop is a $100 million development on the northwest corner of Grand Prairie Parkway and Ashworth Road. The entertainment district’s centerpiece is Vibrant Music Hall, which opened in November.

Plans for other development in the district are moving forward, Coin said. A 22,000-square-foot building is planned north of Vibrant Music Hall. Tenants are expected to be restaurants, bars and office users, he said.

Also planned is a building immediately east of the music hall “that we are very excited about,” Coin said, declining to name a potential tenant.

Both buildings are in the design process, Coin said. “I don’t know if we’ll make the fall construction season.”

Coin said development in KeeTown Loop is moving forward faster than originally expected.

“Word has gotten out about how great [Vibrant Music Hall] is, and demand is going through the roof from people wanting to locate there. I think momentum will continue to accelerate.”

The transaction involving the 5-acre parcel was recorded July 17.

ATI Residential LLC, located in Ankeny, paid Housing Partners Ankeny LLC $1.33 million for property at 4620, 4624, 4612 and 4126 N.W. 17th St. in Ankeny, records show. The property includes bi-attached townhouses. The transaction was recorded July 16.

Daniel Jacobi and A. Patricia Houlihan paid Grand Oakcrest Townhomes LLC $1.64 million for property at 512 40th St. in Des Moines, records show. The property includes a newly constructed, 2,472-square-foot town house. The transaction was recorded July 16.

Kozy LLC, located in Coopertown, Tenn., paid Ord Properties Ltd. $1.2 million for property at 3609 Merle Hay Road in Des Moines, records show. The property includes a 1,936-square-foot building occupied Jiffy Lube. The property is valued at $369,000. The transaction was recorded July 17.

William and Caroline Tinker paid Kimberley Development Corp. $1.52 million for property at 11189 N.W. 108th Court in Granger, records show. The nearly 2-acre parcel includes a 3,390-square-foot house whose construction was recently completed. The transaction was recorded July 18.

Valley Junction Homes LLC, located in Des Moines, paid Manning Real Estate LLC $1.4 million for 23 residential properties in West Des Moines, records show. The properties, all in the Valley Junction neighborhood, are all rentals, according to mortgage documents. The transaction was recorded July 18.

James and Nicki Jo Miller paid KRM Development LLC just over $1 million for property at 1028 S. Wilder Place in West Des Moines, records show. The property includes a recently built single-family house. The transaction was recorded July 18.

Real Estate Holdings VII LLC, located in West Des Moines, paid Pine Grove Des Moines LLC $1.14 million for property at 4210 E. 14th St. in Des Moines, records show. The 5.5-acre parcel includes a mobile home park known as Pine Grove. The property, valued at $1.3 million, is described as in “below normal” condition by the Polk County assessor. The transaction was recorded July 19.
