NOTABLE TRANSACTIONS: Next Phase Development acquires land in southwest Des Moines, plans to build multi-tenant, high-bay warehouse project

West Des Moines-based Next Phase Development LLC has acquired nearly 9 undeveloped acres in a commerce park in southwest Des Moines where it plans to develop a high-bay warehouse with office space.
The multi-user warehouse (rendering above) will include 32-foot clear height, the useable height to which a tenant can store products on racking. The 45,100-square-foot building will also include three stories of corner office space with views of downtown Des Moines’ skyline, said Reid Tamisiea, managing principal and president of Next Phase Development.
“It will be Class A space. I don’t know if I’d call it flex property but it does have flexibility within the building,” he said.
Next Phase Development paid Airport Development LC, managed by Knapp Properties LC, $1.37 million for the property which includes three parcels: 5900 and 6000 Park Ave. and 6001 Thornton Ave, Polk County real estate records show. The parcels, which range in size between 2.7 and 3.4 acres, abut one another.
The multi-tenant building is planned for 6001 Thornton Ave., Tamisiea said. Des Moines’ city staff are reviewing the site plan.
Next Phase Development will relocate from West Des Moines to the new building when construction is completed, Tamisiea said.
The company plans to develop the 2.7-acre parcels at 5900 and 6000 Park Ave. with some type of flexible warehouse space in the near future.
Tamisiea said the area has access to Iowa Highway 5 and Interstate 235. “A lot of the people we work with want to be in the western part of Des Moines,” he said. “It’s where they live, work and play.”

ATI Residential LLC, located in Ankeny, paid Housing Partners Ankeny LLC $2.3 million for six residential properties in Ankeny, records show. The properties are in the 4600 block of Northwest 17th Street in Grove Landing Plat 5. The transaction was recorded June 2.
Joel and Magdalena Dawson paid Kimberley Development Corp. $1.59 million for property at 11285 N.W. 111th Ave. in Granger, records show. The nearly 2-acre parcel includes a recently completed 3,237-square-foot house. The transaction was recorded June 2.
Pharmco Properties Twelve LLC, located in Des Moines, paid KC DT LLC $2.5 million for property at 801 Dee St. S.E. in Bondurant, records show. The 1.7-acre parcel includes a 9,600-square-foot retail store whose construction began in 2024. Dollar Tree occupies the one-story metal building. The property is valued at $1.8 million. The transaction was recorded June 3.
Brad Nesset and Elizabeth Miller paid Brady and Dena Harris $1.2 million for property at 1504 S.W. Des Moines St. in Ankeny, records show. The property includes a 3,547-square-foot house that was built in 2020. The transaction was recorded June 3.
The Knolls LC, located in West Des Moines, paid Boji Holdings LLC $4.4 million for 13 residential lots in the Des Moines area, records show. Eight of the acquired properties are in the 1600 block of Glade Drive S.W. in Altoona. Three properties are in Grimes at 400 S.E. 15th St. and 500 and 612 S.E. 17th St. in Grimes; one is at 961 Bridgeview St. in Polk City and another at 1925 E. Maish Ave. in Des Moines. K & J Properties LLC, located in Urbandale, paid Broadlawns Medical Center $3.7 million for undeveloped property at 9300 Northpark Drive in Urbandale, records show. Broadlawns had acquired the 23 acres in 2021 from K & J Properties LLC, managed by Dr. John Tentinger. A medical campus has been planned on the property. The transaction was recorded June 5.
Bryn Mawr LLC, located in Waterloo, paid Bryn Mawr Associates LP $1.9 million for property at 511 29th St. in Des Moines, records show. The property includes a three-story, 26-unit apartment building constructed in 1920. The building was rehabilitated in 2017. The property is valued at $1.9 million. The transaction as recorded June 5.
Timothy and Lu Ann Kadlec paid John and Aphrodite Forsyth $1.5 million for property at 2433 Jordan Trail in West Des Moines, records show. The 2.4-acre parcel includes a 3,343-square-foot house built in 1997. The transaction was recorded June 6.
Nathan and Megan Romine paid Jason and Lindsay Ruppert just over $1 million for property at 1030 S.E. Brown’s Woods Drive in West Des Moines, records show. The 1.5-acre parcel includes a 3,384-square-foot house built in 1993. The transaction was recorded June 6.

Prairie Village Commons II LLC, located in Sioux Falls, S.D., paid Prairie Village of Iowa LLC $1.5 million for property at 900 10th St. in Waukee, Dallas County real estate records show. The 8.2-acre parcel is undeveloped. The parcel was reclassified as multi-residential in 2025. The transaction was recorded June 10.
Zane and Molly Schaefer paid Kevin and Emily Riedl $1.1 million for 78 acres of farm land northwest of Dallas Center, records show. The property is south of 230th Street and about one-half mile west of the Raccoon River Valley Trail. The transaction was recorded June 4.
Mant LLC, located in West Des Moines, paid RMV Properties LLC $3.5 million for property at 230 S. 68th St. in West Des Moines, records show. The property includes a multi-use building constructed in 2005. The transaction was recorded June 2.
The Knolls LC, located in West Des Moines, paid Boji Holdings LLC just over $3 million for nine residential properties in three Dallas County communities, records show. The properties are at 879, 929 1229 S. 93rd St., 6135 Beechtree Drive, and 1130 S. Deer Road in West Des Moines; 610 N.E. Traverse Drive, 655 N.E. Bowman Drive and 365 S.E. Tallgrass Lane in Waukee; and 16245 Madison Ave. in Urbandale. The transaction was recorded June 2.
R Cube Iowa LLC, located in Urbandale, paid Kwality Custom Homes LLC just over $1 million for four residential properties in Urbandale, records show. The properties are at 14409-14415 Springbrook Trail. The transaction was recorded June 2.
