NOTABLE TRANSACTIONS: Omaha-based firm buys building in downtown Des Moines

An Omaha-based company has acquired a building at 204 12th St. in downtown Des Moines for $2.4 million, Polk County real estate records show.

Cordoba Holdings DSM LLC, managed by Elevator, paid Nationwide Mutual Insurance Co. $2.4 million for property, records show. The property includes a three-story, 39,885-square-foot office building with a red brick exterior. The structure was built in 2001.

Nationwide’s print shop had been located in the building, records show.

Elevator provides co-warehousing space for small- and medium-sized businesses, logistical support, and work spaces. The company, founded in 2021 by Shannon and Emiliano Lerda, has been described as one of the Omaha area’s fastest growing startups.

In September, it secured $1.6 million in seed money from Invest Nebraska. The money is being used to expand into other markets, according to a news release.

The property is valued at $2.9 million. The transaction was recorded Oct. 30.

Douglas and Janet Greene paid Paramount Destinations Homes Inc. nearly $1.2 million for property at 7571 N.W. Beaver Drive in Johnston, records show. The property includes a newly constructed home. The transaction was recorded Oct. 30.

The Susan Jane Glazer 1975 Revocable Trust paid Ryan and Meaghan Rooney $3.6 million for property at 3737 River Oaks Drive in Des Moines, records show. The property includes a one-story, single-family house built in 1958 and remodeled in 2021. The transaction was recorded Oct. 30.

Charlie Tango LLC, based in Ankeny, paid Rock Equity Holdings II LLC $1.1 million for townhome properties in northeast Ankeny, records show. The recently constructed two-story townhomes are at 4025, 4029, 4033, 4037 and 4041 N.E. Second Lane. The transaction was recorded Oct. 30.

IPE1031 Rev562 LLC, based in West Des Moines, paid Grimes Real Estate Partners LLC $9.3 million for property at 3000 S.E. Grimes Blvd. in Grimes, records show. The property includes a one-story, 51,000-square-foot flex building constructed in 2005. The property is valued at $4.89 million. The transaction was recorded Nov. 1.

CB Auto Grimes IA LLC, located in Irving, Texas, paid CBH Properties LLC $2.95 million for property at 2581 E. First St. in Grimes, records show. The property includes a 5,260-square-foot building constructed in 2021. Christian Brothers Automotive is located in the building. The property is valued at $1.4 million. The transaction was recorded Nov. 1.

101 LLC, located in Elkhart, paid FC Coop II and Farmers Elevator Co. $2 million for nearly 14 acres in the 300 block of Railroad Street Southeast in Bondurant, records show. Scott Turczynski, a managing partner of 101 LLC, is partnering with the city of Bondurant to redevelop the Landus Cooperative grain elevators and surrounding property. The proposed development would include a commercial district, an area to build townhomes, an indoor recreation complex, public gathering space, and the transformation of the grain elevators into space for condominiums, a hotel and event space. The transaction was recorded Nov. 1.

Dallas County

Tolton Real Estate LLC paid Exira Capital LLC $2.2 million for farmland south of 362nd Place in Booneville, Dallas County real estate records show. The transaction was recorded Nov. 1.

Jeff and Nichole Huitt and Nicholas and Lindsay Weber paid Pierce Legacy Farm LLC $1.5 million for farmland northwest of Minburn, records show. The transaction was recorded Nov. 1.

700 Interstate Parkway LLC, located in Altoona, paid CS Real Estate Services LLC just over $3 million for property at 700 Interstate Parkway in Waukee, records show. The property includes four metal warehouses, ranging between 5,000 and 6,000 square feet in size and erected in 2018 and 2019. The property is valued at $1.9 million. The transaction was recorded Oct. 31.

Cappro Holdings Inc., located in Van Meter, paid Reveiz LLC $1.4 million for 57 acres of farmland west of Richland Road and north of 360th Street in Van Meter, records show. The transaction was recorded Oct. 30.

Kepma Sisters LLP, Reveiz LLC and Reveiz Farms Inc. paid Agri View Crossing LLC $2.5 million for over 140 acres of farmland east of Redfield, records show. The land is north and west of 310th Trail. The transaction was recorded Oct. 30.
