NOTABLE TRANSACTIONS: South Dakota entity pays $31 million for W.D.M. retail center

867 wordsAll Latest News, Real Estate and DevelopmentA retail shopping center near Jordan Creek Town Center in West Des Moines has been sold to an out-of-state company, Dallas County real estate records show.
SJ Terveen LLC, located in Sioux Falls, S.D., paid entities managed by developer Richard Hurd $31 million for properties at 180, 200 and 320 S. Jordan Creek Parkway. The shopping center (pictured above), known as the Plaza at Jordan Creek, includes retailers Dick’s Sporting Goods, Nordstrom Rack, Home Goods, Mattress Firm, Hobby Lobby and Security National Bank of Iowa.
The nearly 20 acres was developed between 2013 and 2019 by Hurd, who acquired the property in the mid-2000s. The property is valued at $14.9 million.
Hurd said the property had not been listed for sale. “They wanted some more property in Iowa and they approached me about selling,” he said.
In January, Terveen Manufactured Homes LLC bought property in Waukee that includes the Fleet Farm retail and convenience stores and undeveloped land. The property had also been owned by Hurd.
The West Des Moines transaction between SJ Terveen and Hurd was recorded Aug. 11.

Waukee Crossing LLC, located in Burlington, Iowa, paid the Philip Broderick Revocable Trust and Charlotte Broderick Revocable Trust $3.36 million for 76.4 acres generally located north of Hickman Road and east of U Avenue in Waukee, records show. The undeveloped land is directly south of Waukee’s new Northwest High School that opens this month. The transaction was recorded Aug. 2.
The Satish Sondhi Revocable Trust and Sangeeta Sondhi Revocable Trust paid Ellen Moore $1.6 million for property at 530 S.E. Southfork Drive, records show. The property includes a 4,811-square-foot house constructed in 1992. The transaction was recorded Aug. 6.
Hope K Farms LLC, located in West Des Moines, paid the Ralph Copeland Trust and Estella Copeland Trust $1.05 million for 15 acres in the 12000 block of Hickman Road in Waukee, records show. The transaction was recorded Aug. 10.
K&A Investments LLC, located in Urbandale, paid Little Family Farms Corp. $1 million for about 54 acres of undeveloped ground generally located east of Fairview Drive and about one block south of 240th Street in Dallas Center, records show. The transaction was record Aug. 11.
Silkwood Crossing 3 LLC, located in West Des Moines, paid Silkwood Crossing LLC $4.3 million for nearly 23 acres about a half-mile north of Meredith Drive and west of Northwest 142nd Street in Urbandale, records show. The transaction was recorded Aug. 11.
Iowa Beverage Systems Inc., located at 2115 N.E. 58th Ave. in Polk County, paid Bellville Properties LLC $1.3 million for property at 2061 N.E. 58th Ave., Polk County real estate records show. The property is just west of Iowa Beverage Systems’ headquarters. The purchased 9.8 acres includes a two-story house constructed in 1944 and a 16,278-square-foot metal warehouse (pictured) built in 1981. Also included on the property is a garage and a barn. The property is valued at $626,000. The transaction was recorded Aug. 9.
Rueter & Zenor Co., located in Grand Junction, paid Dean and Jan Hatch $1.2 million for property at 3100 111th St. in Urbandale, records show. The property includes a two-story, 1,998-square-foot house whose exterior is made of logs. The house was built in 1978. The transaction was recorded Aug. 9.
TBJ LLC, located in Des Moines, paid 400 SE 6th Street LLC $1.2 million for property at 400 S.E. Sixth St. in Des Moines, records show. Des Moines developer Jake Christensen manages the 400 SE 6th Street LLC. Rita’s Cantina and Truman’s KC Pizza Tavern are located on the property, which is valued at $441,000. The transaction was recorded Aug. 11.
Longenecker LLC, located in Des Moines, paid the Donald Beal Jr. Trust $1.48 million for 10 duplexes located in the Des Moines area. The properties include:

• 3721 Washington Ave. in Des Moines. The structure was built in 1972 and is valued at $239,800.
• 306 Seventh Ave. S.W. in Altoona. The structure was built in 1974 and is valued at $210,700.
• 101 12th St. S.E. in Altoona. The structure was built in 1969 and is valued at $184,300.
• 7809 Prairie Ave. in Urbandale. The structure was built in 1976 and valued at $179,200.
• 4504 78th St. in Urbandale. The structure was built in 1978 and is valued at $178,800.
• 7805 Iltis Drive in Urbandale. The structure was built in 1978 and is valued at $162,500.
