NOTABLE TRANSACTIONS: State of Iowa buys property in Des Moines for $10.6 million

The state of Iowa has acquired property at 50 Forest Ave. and 1333 Ohio St. in Des Moines for $10.6 million, Polk County real estate records show.

The state’s Department of Public Safety requested the properties be acquired so that it could consolidate the number of facilities it operates from four to two, according to information provided to members of the Executive Council of Iowa, which includes Gov. Kim Reynolds. The council approved the purchase request in June.

The state acquired the property, which includes over 6 acres, from  KOK Real Estate LLC.

The property at 1333 Ohio St. includes a one-story, 48,552-square-foot office warehouse built in stages between 1989 and 1996. The building includes seven docks and 85 parking spaces. The property at 50 Forest Ave. includes a 61,712-square-foot warehouse built in 2018. The building includes eight docks and four oversized drive-in doors. The combined value of the properties is nearly $9.3 million.

According to information provided to the executive council, the public safety department currently operates:

  • A fleet and supply facility at 30 N.E. 48th Place. Fleet and supply services all of the department’s divisions. It installs equipment in law enforcement vehicles and stores and issues supplies for the department.
  • District 1 at 260 N.W. 48th Place. District 1 houses personnel from the Iowa State Patrol, Division of Criminal Investigation, State Fire Marshal and other sworn investigative officers.
  • A storage facility for large vehicles at 301 E. Seventh St. The facility is leased from the Department of Administrative Services.
  • District 15 at 5915 N.W. 22nd Ave.

The public safety department did not respond to an email asking about future plans for the facilities.

The Kevin Kain and Lindsay Kain revocable trusts paid the CSP Trust and VAD Trust $1.7 million for property at 1301 S.E. 92nd St. in Runnells, records show. The property includes 115 acres, 100 acres of which is crop land. The property also includes a single-family house and several farm-related buildings. The transaction was recorded Dec. 30.

5970 Morning LLC, based in Des Moines, paid Grisham Family III LLC $6.7 million for property at 5970 Morning Star Court in Pleasant Hill, records show. The 2.4-acre parcel incudes a Kum & Go convenience store that was built in 2022. The property is valued at just over $3 million. The transaction was recorded Dec. 30.

Store Master Funding XXXVII LLC, based in Scottsdale, Ariz., paid 503 First Ave N LLC $5.4 million for property at 503 First Ave. N. in Altoona, records show. The 5.4-acre parcel includes a 53,200-square-foot warehouse built in 1983. The property also includes four other buildings, including one for office. The property is valued at $3.2 million. The transaction was recorded Dec. 31. 

Dallas County
DR Horton Iowa LLC, based in Ankeny, paid Paladin Properties $3.56 million for 87 residential lots in Magnolia Heights Plat 2 in Urbandale, Dallas County real estate records show. The plat is located at 153rd Street and Buttercup Way. Townhomes are planned on the site. The transaction was recorded Jan. 3.

Samuelson Family No 1 LLC paid Bar Lazy S Partnership and Bar Lazy S LLP $1.7 million for farmland in north-central Dallas County, records show. The land is north of 170th Street and east of P Avenue. The transaction was recorded Jan. 3.
