PROJECT UPDATE: Downtown office building

WHAT: Three-story office building

WHERE: 220 S.W. Ninth St., Des Moines

BACKGROUND and UPDATE: In May 2015, Des Moines Plan and Zoning Commission approved plans to build a three-story, 72,852-square-foot-office building on 4.7 acres south of downtown Des Moines. 

Five years later, construction on the project has begun.

A building permit for footings for the project was issued in January, Des Moines city records show. In April, a building permit for the office building was issued.   

The project is part of Gray’s Landing, a development proposed more than a decade ago on 50 acres roughly bounded by Martin Luther King Jr. Parkway and Southwest Ninth, Southwest 16th and Tuttle streets. The 2008 recession slowed the development by Sherman Associates.

The Minneapolis developer has modified plans for the area to include a hotel at 320 S.W. Ninth St., an independent senior living facility at Southwest 11th and Tuttle streets, and three other housing projects: Nexus II, Slate II and a market-rate apartment project, city officials said earlier this year. 

Construction of the office building is expected to be completed in 2021; construction of the hotel is expected to be completed by 2022; and the apartments in about seven years. 

Two other apartment buildings – the 142-unit Nexus and the 90-unit Edge – were completed nearly four years ago. Also completed was the Holiday Inn Express and a 12,711-square-foot child care center. 

In December, Sherman Associates sold nearly 9 acres in the Gray’s Landing development to Blackacre Development LLC, a subsidiary of Krause Group, which has proposed building a 6,000- to 8,000-seat multiuse sports stadium that would be home to a United Soccer League Championships franchise team. Plans for the stadium have been put on hold until March 2023.

Hubbell Realty Co. is developing Gray’s Station, directly west of Gray’s Landing. The Hubbell development includes a $41 million apartment project called Linc, located at Southwest 11th and MLK Parkway. The first phase of Linc is nearly complete and work on the second phase has begun.
