Background and update: Last fall, Zack Godwin and Derek Temple were looking for a project in which to get involved, and after analyzing the market, they thought a need existed for a small to midsize warehouse/flex space.

According to Temple, of Vista Real Estate and Investment Corp. in Urbandale, the pair decided to invest in the construction of a 34,500-square-foot warehouse that has the ability to accommodate businesses in the need of 1,800 square feet to 20,000 square feet.

The project is about 7 miles from the Amazon fulfillment center under construction in Bondurant. Temple and Godwin are hoping that Amazon suppliers will be interested in locating in their facility.

“With the way we have constructed this building, it gives the ultimate flexibility to allow for midsize warehousing users who need dock doors and drive-thru doors, but at the same time allows for businesses looking for a smaller space such as plumbers, HVAC contractors, electricians, woodworkers” to locate in the facility, Temple told the Business Record.

Site work on the project has been completed and steel is being set. Construction is expected to be completed by July.

Godwin and Temple are owners and managers of DZ Investments LLC, the project’s owner and contractor.
