Renovation of Oak Park/Highland Park building underway

Renovation is underway on a single-story building at 3523 Sixth Ave. in Des Moines, and the structure’s owner expects the work to be completed by mid-2022.

Developer Joe Cordaro, principal of West Des Moines-based Benchmark Real Estate Group, purchased the 92-year-old structure in March. Included in the transaction was the purchase the three-story building at 3524 Sixth Ave.

The 8,870-square-foot single-story building (pictured), which fronts both Euclid and Sixth Avenues, has had numerous tenants over the years including a bank, a jewelry store, a cafe and a barber shop.

Cordaro said several tenants have been lined up for the building, including a sustainable supply company, a high-end tattoo artist, a cocktail bar, and a sewing and knitting supply businesses.

“We’re trying to hit that spot that will elevate the neighborhood without changing everything,” he said.

Renovation of the building at 3524 Sixth Ave. will likely begin in the spring, Cordaro said. The project was awarded workforce tax credits, he said. Cordaro said he expects to hear yet this month whether it will receive environmental cleanup tax credits.

The upper two levels of that structure, built in 1915, include 12 apartment units, which will be updated with modern amenities. The ground level has had several retail businesses over the years, including a pawn shop and a laundry.
