The Rack buys property in University Park Shopping Center in Clive

381 wordsAll Latest News, Real Estate and DevelopmentProperty in the University Park Shopping Center in Clive has been sold to a local entity that plans to remodel the vacant building, turning it into a pool and billiard hall.
The Rack Billiards Club LLC acquired property that includes a 30,600-square-foot building that previously was home to Joann Fabric and Craft store.
Rack Billiards Club paid University Park Properties LLC $2 million for the property, Polk County real estate records show.
The Rack is currently located at 2249 N.W. 86th St. in Clive. It opened at the location nine years ago. In January, it sold that property to Tasty Tacos Inc.
In December, University Park Properties LLC acquired the shopping center, once a bustling retail hub that included Babies R Us. The shopping center at 8801 University Ave. was built in 1989.
The Rack opened at its 86th Street location in 2015, co-owner Pat Carano said. For nearly two years, Carano said that he and co-owner Noel Chladek unsuccessfully looked for a location in which to expand.
“Then this building showed up and we started looking more closely at it,” Carano said.
The Rack Billiards Club will occupy about 22,000 square feet of the building. Burn Boot Camp, a fitness club, will lease a portion of the building, Carano said.
Demolition is underway in the portion of the building that The Rack will occupy, Carano said. He said he expects The Rack to move to its new location by late summer.
The Rack currently has 16 pool tables. The expanded space will allow the club to have about 34 pool tables.
“We are full most nights and on the weekends,” Carano said. “We generally have a wait list. This will allow us to offer different size tables … and provide more opportunities for casual players to play more.”
The real estate transaction was recorded Feb. 15.
Dallas County
The Adel-DeSoto-Minburn community school district paid Robert and Tracy Barton $1.2 million for farm ground midway between Adel and Redfield, Dallas County real estate records show. The nearly 36-acre parcel is south of Old Highway 6 and east of Houston Avenue. The transaction was recorded Feb. 16.
Bee12793 LLC, based in Waukee, paid Element 119 LLC $1.1 million for property at 605 Belmont Blvd. in Waukee, records show. The property includes a recently built 2,114-square-foot house. The transaction was recorded Feb. 13.
