Two commercial lots sold in KeeTown Loop in Waukee

Two commercial lots have been sold in Waukee’s KeeTown Loop, a 40-acre, $100 million development on the northwest corner of Grand Prairie Parkway and Ashworth Road, Dallas County real estate records show.

Vibrant Credit Union and Re/Max Precision both acquired property that fronts Grand Prairie Parkway.

Vibrant Credit Union, headquartered in Moline, Ill., paid the Quarter at Waukee LLC $1.4 million for property at 2910 Grand Prairie Parkway, records show. The nearly 1-acre tract, located just east of Vibrant Music Hall, is undeveloped. The transaction was recorded Jan. 11.

Keetown Holdings LLC, managed by Re/Max Precision in Clive, paid the Quarter at Waukee LLC just over $1 million for property at 2940 Grand Prairie Parkway, records show. The nearly 1-acre tract is south of the property purchased by Vibrant Credit Union. The transaction was recorded Jan. 8

The Waukee Planning and Zoning Commission on Jan. 9 approved a site plan for the office/retail building being developed by Re/Max Precision. The two-story building is expected to include 20,432 square feet of space. The building is proposed to be constructed with brick, architectural metal panels, wood-looking siding and windows. (Rendering of proposed project by Rains Architecture.)

The ground floor is proposed to be office or retail space; the second floor would be a Re/Max office, according to information provided the commission. The development will include 80 parking spaces.

The development of KeeTown Loop is being spearheaded by Quad Cities developer Harry Coin.
Vibrant Music Hall, the development’s anchor, opened in late 2023.

In other transactions:

1914 Ventures LLC, located in Indianapolis, Ind., paid Fridley Properties LLC $991,860 for property at 355 E. Hickman Road in Waukee, records show. The property includes a 1.3-acre tract that is undeveloped. The transaction was recorded Jan. 10. A 11,000-square-foot, one-story car wash is planned on the site. The Waukee Planning and Zoning Commission and City Council approved the proposed development’s site plan in fall 2023.

Polk County

Fareway buys property in Johnston for headquarters

Fareway Stores Inc., headquartered in Boone, paid Graham Group Inc. $3.65 million for property at 8800 N.W. 62nd Ave. in Johnston, Polk County real estate records show. The 3.90-acre parcel includes a two-story, 42,000-square-foot office building constructed in 2001. The property is valued at just over $4 million. Fareway is relocating its corporate headquarters to the Johnston site. The transaction was recorded Jan. 8.

C&D Commercial LLC, located in Fort Madison, paid Charles and Dawn Kempker $1.2 million for property at 204 W. First St. in Grimes, Polk County real estate records show. The 1.8-acre parcel includes a 17,312-square-foot, one-story retail building that was constructed in 1990. Kempker’s True Value is located in the building. The property is valued at $429,000. The transaction was recorded Jan. 8.

RealCo Ankeny IA LLC, located in Chicago, paid Hawkeye Estates LLC and Bridges at Ankeny LLC $11.4 million for property at 3510 N.W. Abilene Road in Ankeny, records show. The 13-acre parcel includes a 78,758-square-foot building constructed in 2016. The Bridges at Ankeny , a senior living community, is located in the building. The property is valued at $11.1 million. The transaction was recorded Jan. 9.

484 LLC, located in Urbandale, paid Langpaul Holdings 484 LLC $710,000 for property at 484 S. 19th St. in West Des Moines, records show. The property includes a two-story, eight-unit apartment building constructed in 1979. The property is valued at $836,000. The transaction was recorded Jan. 10.

RDB Trust and Todd Stewart paid Melvin Quinn $1.28 million for 80 acres of farm ground in northwest Polk County, records show. The land is located north of Northwest 158th Avenue and east of Iowa Highway 17. The transaction was recorded Jan. 12.
