In the first six months of 2022, commercial building permits were issued for the construction of 12 multifamily developments, a review of communities’ records shows. Several of the projects had been planned for two or more years. In all, six Des Moines-area communities issued permits valued at over $167.5 million for the projects that, when completed, will include more than 900 units.

The projects include:

• 1645 S.W. Magazine Road, Ankeny. The 24-unit luxury condo project includes underground parking. The project, being developed by JCorp Inc., located in Ames, was issued building permits for footings and the building earlier this year. The permits were valued at over $6.5 million.

1675 S.W. Magazine Road, Ankeny. The 30-unit multifamily building is also being developed by JCorp Inc. A permit valued at $2.8 million was issued for the project in May.

• 1010 S.W. Magazine Road, Ankeny. The four-story, 140-unit project is part of Ames-based Haverkamp Properties’ Attivo Trail developments that are targeted at people 55 and older. Planning for the development began at least three years ago. A letter from Civil Design Advantage LLC to the city in fall 2019 noted the project would include surface and underground parking. Other amenities include walking trails, private courtyard area, swimming pool and fitness center. A permit valued at $27 million was issued for the project in June.

• 3300 Berkshire Parkway, Clive. The three-story senior housing facility, called Meadowview of Clive, includes 43 independent living units, 39 assisted living units, and 24 memory care units. The project is being developed by a group from Chesterfield, Mo. The Clive City Council approved the site plan for the project in July 2021. A permit valued at $22.8 million was issued in January.

• 425 S.W. 11th St., Des Moines. The five-story, 169-unit apartment project is being developed by Minneapolis-based Sherman Associates. It has been planned for more than a year. Amenities include a swimming pool, dog park and 82 underground parking spaces and 78 surface parking spaces. A rooftop terrace also is included. A permit valued at over $39.1 million was issued in June for the project.

• 2700, 2710, 2720 and 2730 Jacobin Drive, Norwalk. Site plans for the four-building complex that includes 118 apartment units received city approvals in mid-2020. The project’s developer is Timbercrest Homes LLC. Permits valued at over $9.9 million were issued in January and June.

• 751 and 791 N.E. 60th St., Pleasant Hill. The two buildings will each include 60 units. The buildings are part of Hubbell Realty Co.’s Forge65, an apartment and townhouse development that originally was announced in mid-2020. Permits valued at over $11 million were issued in April for the project.

• 950 Jordan Creek Parkway, West Des Moines. The mixed-use development underway by Indiana-based CRG Residential and Great Lakes Capital will include nearly 200 high-end apartment units. Also planned is a Ruth’s Chris Steak House and retail space. A permit valued at over $47.8 million was issued for the project in April.
