X-Golf, an indoor golf simulator and entertainment venue, is opening a location at 165 S. Jordan Creek Parkway in West Des Moines, the group’s first Iowa location.

X-Golf has signed a 10-year lease for 7,000 square feet in a transaction that was completed in late August, according to Aaron Hyde, vice president, retail of JLL Des Moines. Hyde represented X-Golf in the transaction. The space the venue is leasing had previously been occupied by an Iowa Realty Co. residential real estate office.

X-Golf has 80 locations in the U.S., according to its website. It plans on opening 35 to 45 new venues a year, according to a recent Forbes article.

Hyde said X-Golf is different from other indoor golf entertainment venues because its focus is on golf rather than drinks and food. “They will have a light menu and have drinks, but it’s really geared more toward the sport versus being a burger and beer place,” he said. The facility will have a golf pro on staff, he said.

The new golf venue is expected to open in 2023. An exact date has not been announced.
